The Current Development Planning Division of the Albemarle County Community Development Department has
reviewed the above referenced preliminary site plan received on 27 June 2008. The Planning Division recommends
approval of the final plat upon the resolution of the following comments. [Each comment is preceded by the
applicable reference, which is to the Zoning Ordinances (Chapter 18 of the Albemarle County Code) unless
otherwise specified.]
1. [14- 302(A) 41 Private easements. The location and dimensions of all existing and proposed private
easements. Existing easements shall be labeled with the deed book and page number and the name of the
owner of record. Should there be a delineation between public and private easements, it must be so noted.
2. [14- 302(A) 5] Public easements. The location and dimensions of all existing and proposed public easements
outside of a street right -of -way. Existing easements shall be labeled with the deed book and page number
and the name of the public owner of record. Proposed easements shall be labeled as "dedicated to public
use." Deeds of easement must be supplied for review by staff and the County Attorney's Office.
3. [14- 302(A) 15] Identification of all owners and certain interest holders The names and addresses of each
owner of record and holders of any easements affecting the property.
4. [14- 302(B) 9] Flood plain Please correct "500 year flood plain" to 100 year flood plain on Sheet 1.
5. [14 -303H] Monuments. The location and material of all permanent reference monuments. Monuments
found or installed prior to plat recordation may be referred to if they are permanent and undisturbed. Please
note that if any monument required by this chapter will be installed after recordation of the final plat, the
certification of the professional engineer or land surveyor shall so note.

6. [14-311] Infrastructure improvement plans, computations and documents. Please make sure that the
plans, computations and necessary supporting documents shall also be submitted to all appropriate agencies,
such as ACSA.
7. [14 -317] Instrument evidencing maintenance of certain improvements. If the subdivision will contain one
(1) or more improvements that are not to be maintained by the county or any authority or other public
agency, the subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of
the improvement. Please note any such areas and provide appropriate agreements.
8. [14 -422] Sidewalks and planting strips. Sidewalks and planting strips shall be provided as designated by
previous approved zoning map amendments and variations to zoning map amendments.
The agent or the commission may require additional information to be shown on the final plat as deemed
necessary in order to provide sufficient information for the agent or the commission to adequately review the
final plat.
