(fax 434.296.2560) Date received: 4 June 2008 Date of Comment: 18 July 2008 Engineer: Max Greene The Minor Amendment plan for the Fontaine Townhomes, received on 4 June 2008, has been reviewed. The plans cannot be approved as submitted and will require the following changes /corrections prior to approval. Engineering review staff is available from 2 -4 PM on Thursdays to discuss these review comments. Please contact an engineer to schedule an appointment. A. General Review Comments: 1. Plan sheets have discrepancies and inconsistencies that do not allow for an adequate review or approval as submitted. Please make sure all plan sheets are congruent for an adequate review. Additional comment and/or conditions will be forthcoming once all plan sheets agree. 2. Please correct the reference numbers on the cover sheet to match the ones found in the County system. The last approved Site plan is SDP200700069 and Water protection is WP0200700049. 3. Page 8 of 20 appears to have a layer from the existing site condition turn on. B. SDP - 2008 - 00092, Minor Site Plan Amendment review comments: 4. Drainage easements will be shown a minimum 20' in width with exception to the pipes requiring more width due to size and depth of pipe in accordance with DSM 1101. See Figure 11 -1 "Determination of Drainage easement Widths" for Calculation and description. 5. Please extend drainage easement at structures 2 1 B to the Flood plain and clearly label. 6. Please show and label drainage easements for all stormwater drainage structures on plan to match the proposed plat. All downspout collector pipes will be considered private systems and will require a private easement if crossing property lines. 7. A safety railing is required for any wall whose height is over 4ft. Please note this on the grading plan and provide for it on the wall detail. 8. Please show all proposed drainage profiles in the Site plan. 9. Retaining walls appear different on sheet 10 of 20 from other sheets. C. WPO- 2008 - 00061, Minor WPO Amendment review comments: 10. Designs and details for sediment basins are missing and could not be reviewed at this time. 11. Each underground detention structure requires an access manhole for inspection and possible cleaning and maintenance. 12. Please show TS and PS on all phases of the plan where appropriate. PS is especially important on the embankment for sediment basins. Please provide B/M on this 2:1 slope as well. [VESCH] 13. Additional comments may be forthcoming on the next submittal due to the required changes. 14.
