A. Final site plan
All comments have been addressed.
B. Stormwater Management and Mitigation Plan
Please provide adequate details for the Contech Stormfilter System on the plans. Please include details
of the system, inverts, etc. so that the contractor can install the system properly.
Stormwater Bond amounts will be computed by the County once the plans have been approved.
C. Erosion Control Plan (comments taken from Final Site Plan approval conditions)
1. Approval of an Erosion and Sediment Control plan to include:
a. Comprehensive proposals to ensure adequate Erosion and Sediment Control measures
remain effective during the transitions between phases of construction.

Rev7: The site remains unprotected between phases A and B and between phases B and
C of the proposed ESC plans. Engineering staff has provided an example plan which
would adequately satisfy ESC requirements and waiver conditions. The plans and
calculations have been attached with this email ( NTC _ESC_PhaseA_final_scaled.pdf,
NTC_ESC_PhaseB_final _ scaled.pdf, Northtown Center Sediment Basin calcs.pdf). The
plans (attached sheets A and B) can act as the phasing plans for ESC and would replace
the current proposed phasing plan (sheets E2, E3, and E4). The attached plans are to scale
and can be printed out on Arch E (4' wide by 3' tall) paper.
Note the following on the provided plans:
• The plans have been consolidated to 2 phases.
• Sediment trap 1 has been eliminated and a basin has been installed
• The original Sediment Basin 1 has been enlarged to provide adequate
perimeter control.
• MS -19 improvement information has been provided on the ESC plans.
b. More detailed information regarding the proposed flocculants, including application
locations, installation and maintenance schedules as they relate to the construction phases,
and manufacturers' specifications and details.
Rev7: Comments addressed. The flocculant information package received by Pat Enright
on June 26 adequately addresses this comment. The package will be included with the
ESC plans.
2. State and Federal permits for on -site stream disturbance is required prior to ESC approval.
3. ESC Bond amounts will be computed by the County once the plans have been approved.
D. Road Plans for State Route 29 Frontage Improvements
All comments have been addressed. A road bond is not required for site plan approval.
