Architectural Sheets: • C2 Building Elevations, date 5/1/08 • C3 Building Elevations, date 5/1/08 Materials: • Roof: Atas Rocky Grey • Roof Atas Hartford Green • Retaining Wall Brochure: Legacy Concrete Systems Orange & Mediterranean Outstanding issues that will need to be further addressed are shown in italics after the original comment from the Action Letter of June 22, 2007. 2. Provide samples of the Atas 16 — Rocky Grey standing seam roofing material, the matching color for fascia, gutters, and coping, and the Hartford Green window color. Provide color samples for the fascia, gutters, and coping on the North and South buildings. 3. Revise the site plan and building elevations to indicate the location and method of screening for HVAC and related mechanical equipment. Revise the building elevations to indicate the dimensions (height, width) of the rooftop mechanical equipment, the installed top elevation of each rooftop mechanical unit behind a parapet and the top elevation of the parapet in front that conceals its visibility. The locations of the rooftop mechanical equipment, as shown on Sheet CI Final ARB Site Plan do not correspond with the locations as shown on Sheets C2 and C3 Building Elevations. As a suggestion, due to both buildings being located above the Entrance Corridor, locating rooftop equipment farther back from the edge of the roof would appear to reduce its chance for being visible.. Add a note to the site plan and building elevations stating "All rooftop mechanical equipment shall not be visible from the EC ". 4. Revise Sheet C1 Preliminary Site Plan, Sheet CIA Site Location Plan and Parking Data, and Sheet L1.0 Preliminary Landscape Plan to show existing grades. Revise the proposed grading plan as needed to assure that it observes the following guidelines: • Grading should respect existing topo characteristics and blend with adjacent properties • Grading should not change basic relationship of site to surrounding conditions • Steep cut or fill sections are generally unacceptable • Cut and fill slopes should be rounded (minimum 10' radius) to meet adjacent conditions Existing contours are not labeled on the site plan. Revise Sheet Cl Final ARB Site Plan by labeling the every existing contour where it adjoins the project area. This will facilitate the plan reviewer in determining whether or not the aforementioned grading guidelines have been observed. 5. Revise Sheet C1 Preliminary Site Plan, Sheet CIA Site Location Plan and Parking Data, and Sheet L1.0 Preliminary Landscape Plan to show the location of all existing trees, both on site and adjacent to the site under review. Clearly indicate the method and location of all measures addressing the following guidelines: • No grading, trenching, or tunneling should occur within the drip line of any trees or other existing features designated for preservation in final CofA • Areas designated for preservation in final CofA should be clearly delineated and protected on site prior to any grading activity on the site. Protection should remain in place until completion of development. • Preservation areas should be protected from storage or movement of heavy equipment within this area. Sheet Cl Final ARB Site Plan does not show the existing trees on the parcel to the north that adjoin the project area under review. Revise the drawing to show the trees. Clearly indicate the location and method of tree protection for these trees. Provide notes on the drawing that address the following guidelines. • No grading, trenching, or tunneling should occur within the drip line of any trees or other existing features designated for preservation in final CofA • Areas designated for preservation in final CofA should be clearly delineated and protected on site prior to any grading activity on the site. Protection should remain in place until completion of development. • Preservation areas should be protected from storage or movement of heavy equipment within this area. 7. Revise Sheet L1.0 Preliminary Landscape Plan to show trees, 2 1 /z" in caliper, 40' on center, around the perimeter of all parking areas. Revise the sheet to show trees, 21/2" in caliper, evenly distributed through the parking area, at a rate of 1 tree for every 10 parking spaces. Provide a parking/ interior tree schedule indicating how this guideline has been addressed. Revise Sheet Cl Final ARB Site Plan to show trees, 2 1/2" in caliper, 40' on center along the eastern perimeter of the parking lot. Sheet Cl Final ARB Site Plan only shows 2 trees, 2 1 /z" in caliper, evenly distributed through the parking area at a rate of 1 tree for every 10 parking spaces. The parking schedule provided indicates that 5 trees are required and 7 provided. Trees located along the perimeter of parking areas and travelways do not fulfill this requirement. Please provide: 1. Two copies of revised drawings addressing the aforementioned comment. 2. A memo indicating specifically how the condition has been satisfied. If changes other than those requested have been made, specifically identify those changes in the memo, also. Clear, specific, and accurate information will facilitate the review of your submittal. 3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure proper tracking and distribution. When staff s review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued.
