Dear Justin:
I have reviewed your recent submittal for the above referenced project, which included: Sheet A1.0 with
revision date of 4/21/08 and site plan sheets S 1 through S8 with revision date of 5/27/08. I have the following
comments based on our letters of December 7, 2007 and December 21, 2007:
1. Spillover exceeds .5 footcandles at the property line along Route 20.
• Revise the photometric plan to limit spillover to less than .5 footcandles.
2. The ARB stated that shrubs should be added to further screen the loading dock and the lower parking area
from the EC, and the ARB suggested that additional trees might be required at the end of the extended
parking lot. This area is on the north /east side of the building, not on the west side as suggested by your
recent memo. In addition, the existing cedar tree near the dumpster is now to be removed. This leaves a
gap in the proposed planting. Furthermore, you've reduced the northern parking lot by the requested 6
spaces, but you did not add landscaping in place of the parking that was removed, as the ARB directed.
• Add landscaping in the area that was previously occupied by parking near the EC. Revise the
planting to further screen the loading dock and lower parking area from the EC and to fill in the
gaps created by trees to be removed. Ensure that all landscaping is coordinated throughout.
3. On the east elevation, the height of the masonry opening for the front arcade was not revised.
• Correct the east elevation that shows a tall masonry opening at the front arcade so that the top of
the masonry opening for the arcade matches the top of the masonry opening of the first floor
windows.
4. The louver has not been increased in size.
• Revise the elevations to provide a much larger louver.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting the
changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
