Subject: Oakleigh Final Site Plan (SDP200800101)
The Final Site Plan for Oakleigh has been reviewed. Current Development engineering can not approve
the site plan until the following comments have been addressed:
1. Easements or letters of intent are required for off -site work. It appears that temporary grading and
construction easements will be necessary from TMP's 61M- 12 -IAI and 61M- 14 -1A. Please
submit easement documents for all new easements.
2. Depending on future subdivision of the property, it may be necessary to provide drainage
easements covering the pipes from SD -E3 to SD -E1 and SD -H3 to SD -H2.
3. Alleys must be centered within a 20'private access easement or right -of -way.
4. Please provide a turn - around at the end of the alley accessing Building G.
5. Because of the proposed retaining walls, guardrail is required along the alley to Building G, the
travelway to the underground parking of Building H, and at the parking area east of Building D.
6. Please include details for retaining walls over 4 feet tall in the plans.
7. Dumpster pads are required to be 10'x10' with 8' in front for wheel bearing, please revise the
proposed dumpster pad near building B to provide 8' of concrete in front of both dumpsters.
8. Traffic control and street name signs are required at the intersection of Nichols Court with Rio
Road and the intersection of Nichols Court with Nichols Circle.
9. Does more area of Rio Road than is shown in DA to S13-134 -1 drain into the entrance road? It is
difficult to discern what is happening with run -off in this area. Spot elevations along the eastern
entrance curb to the parking lot of building B may clarify the situation.
10. Storm sewer structures J1 and EX3 are listed in the calculations, but do not show up on the plan
sheets.
11. A grate inlet may need to be installed in the corner of the property east of Building B and near Rio
Road in order to catch yard drainage. The proposed grading may be creating a swale situation.
Erosion and Sediment Control and Stormwater Management Plans will be fully reviewed with the
WPO application and further comments will be forthcoming. Initial comments are as follows:
12. Please provide vehicular access to the proposed bio- filters.
13. Adequate information will need to be provided on the existing pipe systems outletting from SD-
EX1 and SD -EX2 in order to satisfy the requirements of MS -19.
