HomeMy WebLinkAboutSUB200800138 Review Comments Final Plat 2008-07-10*-&A County of Albemarle Department of Community Development Memorandum To: Patrick Lawrence, Current Development Project Planner From: Phil Custer, Current Development engineering review Date: 10 July 2008 Subject: Westhall V Final (before Preliminary) Plat (SUB- 2008 - 00138) The final plat for Westhall V, received on 30 June 2008, has been reviewed. At this time, engineering review for current development cannot recommend approval this is final plat. The applicant does not have approved ESC, SWM, or road plans for this project. These approvals must be given before a plat can be approved. A complete engineering review of the final plat will take place once all of these approvals are granted. A courtesy review of the plat yields the following comments: A Deed of Dedication and Easement is needed for all required drainage easements associated with this final plat. Please refer to the County's website for the most recent forms and procedural guidelines that need to be followed when submitting a Deed of Dedication and Easement. The wording shown for the drainage easements on the Deed of Dedication and Easement needs to be exactly the same as the wording on the final plat. The deed of easement (and the revision to the final plat) should not be submitted before all ESC, SWM, and Road plans are approved. (Rev. 1) This comment has been acknowledged by the applicant. 2. Drainage easements (and associated deeds of dedication and easement) to and from the pond on TMP 56 -53 are needed. (Rev. 1) Comment withdrawn. A few of the drainage easements are not identified. (Rev. 1) All easements appear to be identified. This will be confirmed once the SWM, ESC, and road plans are approved and easement locations finalized. 4. All bonds must be posted before this plat can be approved. (Rev. 1) This comment has been acknowledged by the applicant. 5. The applicant needs to apply for a waiver to disturb critical slopes and for the private street serving the affordable units. It seems that a preliminary plat was previously submitted for this project but was withdrawn in April. As a result, any waivers granted with that application are no longer valid. (Rev. 1) The applicant has submitted a request for critical slopes and authorization of private streets. Engineering analyses for these requests will appear in separate letters. 6. The drainage easement between lots 97 and 98 should be at least 20ft. (Rev. 1) Comment not addressed. This easement must be 20ft.
