Subject: Belvedere Phase I — Lots 109 -112A Preliminary Site Plan (SDP200800109)
The Preliminary Site Plan for Belevedere has been reviewed. Current Development engineering can
recommend approval of the site plan once the following comments have been addressed:
1. The Area Tabulations on Sheet 1 are incorrect. The area of Block 5A is 1.35 acres in one location
and 0.38 acres in another. Please clarify the correct area of Block 5A.
2. The Existing Conditions map on Sheet 2 is difficult to read. The boundary of Phase I is unclear,
please clarify. Please label existing roads, such as Rio Road, with names and state route numbers.
If proposed contours are to be considered existing (per Note 1 on Sheet 1), then properly shade
the contours and delete the existing contours underneath them.
3. There are no lines or curves labeled on the Existing Conditions plan that correspond to the tables
on Sheet 2.
4. Please label all existing easements shown on the Site Plan, Sheet 4, with deed book and page
numbers. It appears there are existing easements surrounding the water services, fire hydrant and
storm sewer.
5. Please add the deed book and page number of the previously recorded plat of lots 109 -112.
6. Per Section 18- 32.5.6.n of the Zoning Ordinance, all proposed buildings, driveways and parking
spaces are to be shown on a Preliminary Site Plan. Is there to be a building and/or driveway on
Lot 112A? Will the 2 required parking spaces be contained within the lot?
7. It appears that Lot 112A now has two water and two sanitary sewer services to it.
8. Allowing on -street parking on both sides of Cole Street will limit the street's travelway to 10 feet.
This is an unacceptable travelway width. Please revise the street width, or prohibit on- street
parking on one or both sides of the street and provide the required parking spaces within the site.
9. If there is to be on- street parking in front of lot 112A, the street slope must be reduced to the
maximum allowable parking space grade of 5%.
10. Is Battles Alley within a right -of -way or a private access easement? If it is within a private access
easement, please label with the deed book and page number.
11. The Landscape Plan, Sheet 6, has a drafting overlay issue which is causing confusion. The
Landscape Plan will be reviewed once it has been corrected and resubmitted.
12. VDOT approval is required.
