Subject: SDP2008 -109 Belvedere Phase 1, Lots 109 -112A - Preliminary
The Planner /Engineer for the Zoning & Current Development Division of the Albemarle
County Department Community Development will recommend approve the plan referred
to above when the following items have been satisfactorily addressed. (The following
comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated based on further review.) [Each comment is
preceded by the applicable reference to the Albemarle County Code.]
The County is unable to approve the site plan as submitted. The lot lines shown
on the site plan do not correspond with previously approved and recorded
subdivision plan. In order to utilize lot lines shown on submitted site plan, a
boundary line adjustment must first be reviewed and approved. Additionally,
development charts associated with the Belvedere neighborhood must be
adjusted to account for the creation of an additional lot. As recorded, Block 5A
currently has five (5) lots. The submitted site plan shows six (6) lots in Block 5A.
1. [Sec. 18- 32.5.6(a)] Lots 109 — 112 have been legally recorded, created and
assigned separate tax map and parcel numbers. These new numbers must be
identified on site plan.
2. [Sec. 18- 32.5.6(a)] Please correct required adjacent parcel information to reflect
existing, recorded parcel information.
3. [Sec. 18- 32.5.6(b)] It appears that a cottage home is to be located on a lot within
Block 5A, if this is the case required parking for such a structure must be
accounted for in submitted calculations.
4. [Sec. 18- 32.5.6(c)] Please clarify phasing lines on Sheets 2 and 3.
5. [Sec. 18- 32.5.6(j)] All existing water, sewer, stormwater and drainage
easements must be identified and labeled with associated deed book and page
number.
6. [Sec. 18- 32.5.6(1)] If other existing or proposed utilities are associated with lots,
please provide all required information.
7. [Sec. 18- 32.5.6(n)] If another building is proposed for a lot in Block 5A, please
provide maximum footprint and height information.
8. [Sec. 18- 32.5.6(p)] The plant schedule does not match the graphic depiction of
trees on landscape plan. Please provide a landscape plan that meets all
requirements of Sec. 18- 32.7.9.
