Sklany- Owner From: Elizabeth Marotta, Senior Planner Division: Zoning & Current Development Date: July 30, 2008 Subject: SUB - 200800178 Sklany The Planner for the Zoning & Current Development Division of the Albemarle County Department of Community Development will recommend approval of the plat referred to above when the following items have been satisfactorily addressed. The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Sec. 14 -403] COMMENT: This section requires that each lot within a subdivision shall have frontage on an existing or proposed lot. As proposed, the lots do not have required frontage. 2. [Sec. 14- 303E] COMMENT: This section requires that easements shown for private streets are labeled as "private street easement." Please revise the plat notation from "private access easement" to "private street easement." If this is done, it addresses the frontage issue identified in comment number one. 3. [Sec. 14 -303A] COMMENT: Please note that the statement of consent must have the owner's notarized signature prior to final County approval. 4. [Sec. 14 -317] COMMENT: This section requires an instrument evidencing maintenance of certain improvements. Please note that the County Attorney's office is currently reviewing the submitted street maintenance agreement for conformance with this section. 5. [Sec. 14 -416] COMMENT: This section requires individual private wells and septic systems shall meet all requirements of the health department and be approved by the health director. Your request has been forwarded to the Health Department for their review and approval. We have been informed by the Health Department that the information submitted for their review is inadequate. They have notified us that a report from an AOSE will be required. If we receive written comments from them that clarify this issue we will forward it to you. 6. [Sec. 14 -316] COMMENT: Approval of the entrance from VDOT is required. Please contact Elizabeth Marotta at the Department of Community Development 296 -5832 x3432 for further information.
