Ashcroft West Opinions It is my opinion is that the Preliminary Plat for Ashcroft West approval has expired because not all the tentative approvals have been obtained. Most notably, required easements have not been obtained. It is also my opinion that the applicant can (subject to approval of appropriate plans) grade for the installation of the streets shown on the application plan submitted with ZMA 94 -16. It is important to note that the street layout shown on the application plan does not match any of the approved subdivision plats on this property. I did not find, nor did I do any research to find, where a determination was made that the layout of the subdivision plat was consistent with the application plan. I am assuming that if the plat was reviewed by the PC (twice) and approved by the BOS (once) somewhere along the path someone made that determination. It is my opinion that prior to granting any grading permit based solely on the application plan that Wayne should approve the grading as consistent with the application plan. Ashcroft Phase III Opinions Ashcroft Phase III preliminary is valid until May 2, 2009. The approved application plan for ZMA 80 -03 shows the street layout but not any grading. The grading for the streets may be approved subject to approval of the road plans and grading plans. These plans will have to be consistent with the application plan and approved preliminary plat.
