The applicants will need to clarify if this proposal increases the maximum number of seats in the sanctuary above 180 persons. If this is the case, the prior condition #1 of SP 89-21 will need to be amended. 2. Because parking is proposed above an existing distribution box and part of the septic drainfield, I recommend that Health Department comment be obtained at this time and not after the S.P. It may not be possible to locate parking over that existing distribution box. Furthermore, the Health Department may require paved parking in that area to reduce compaction to the septic system. That requirement should be made a condition of S.P. approval. Please also note that the well is located at the edge of the proposed new parking lot. Health Department comment on this should also be obtained. 3. Please clarify the 50 ft setback. Is that an S.P. condition from the past that will be carried forward with this and stated as a condition? In addition, there is not a 75 foot setback on a private road in the Rural Areas; instead it is a 25 foot setback. Please either change the setback or clarify that it will be an S.P. requirement. 4. This proposal will require an amendment to their site plan. I recommend that administrative approval be granted to the site plan amendment, as a condition of approval. 5. The S.P. application refers to proposed landscaping. The conceptual plan does not show any proposed landscaping along the street or as a buffer from the adjoining property. Please clarify what is proposed. 6. The parking calculations are based on the existing fixed seating. If the seating increases with the new sanctuary, the parking calculations would need to be revised to reflect that. 7. Please obtain Building Official comment on the separation between the two buildings.
