Erosion Control Plan [WP0200800009] 1. Critical slopes should be shown on the Erosion and Sediment Control Plan. A critical slopes waiver from the Planning Commission is required per section 18 -4.2.5 of the County Zoning Ordinance in order to disturb critical slopes. Although the plan states this driveway is existing, I have been unable to find a record of County approval for the disturbance. Since an alternative building site exists on this lot adjacent to Fox Mountain Road and outside of critical slopes, request for the waiver is required. This plan can not be approved until a critical slopes disturbance waiver is granted by the Planning Commission. Should you choose to pursue this waiver, please contact me and I will provide you with the necessary information to proceed. 2. As stated in section 18- 4.6.6b of the County Zoning Ordinance, a new driveway in the rural areas zoning district may not exceed a 16% grade unless it is necessary to access the only available building site on the lot. It appears that several sections of this driveway do not meet this criteria. 3. Proposed contours should be shown on the grading plan. All proposed grading should tie into existing contours, and existing contours should be differentiated from proposed contours. 4. The stream crossing must be sized to pass the ten year storm and must be designed per the stream's classification as intermittent or perennial as detailed in section 17 -320D of the County Water Protection Ordinance. Please show the watershed to and provide all necessary calculations for the crossing. 5. Please show a stream crossing per the VESCH (SC). 6. Because it is an in -line pond on an existing stream, the pond on TMP 15 -18 may not be utilized as a sediment basin during construction. 7. Mitigation is required for the stream buffer disturbance per Section 17- 320.D.5 of the County Water Protection Ordinance. Please add required plantings to the Erosion & Sediment Control Plan. 8. Please add route numbers and a north arrow to the vicinity map. 9. An E &SC and mitigation bond will be computed by the County once the plans have been approved.
