The following items from the Design Standards list are to be adequately addressed prior to final approval: 1. Accurate current existing topography at the time of submittal, including all existing site features, and any recent disturbances, all at a legible scale [18- 32.6.6, 14 -302] 2. Date and source of the topographic information: All topography should be at least visually field verified by the designer within the last year [18- 32.6.6, 14 -302, Policy for date] 3. FEMA map and date references labeled for FEMA floodplain [Policy] 4. All existing easements (access, drainage, sight, sanitary easements, etc.) with deed book references, locations and dimensions [18- 32.6.6, 14 -302] 5. Show all slopes 25% and over (critical slopes by County Zoning Ord.) are shaded [18- 32.6.6, 14- 302]Please place a statement on the plan that critical slope disturbance was approved on the preliminary site plan for phase 2 (SDP200600042). 6. All Roads are to be designed to VDOT road standards. The minimum design speed is 25 mph with a posting of 20 mph. Please change the plans to meet these minimum standards. 7. Proposed slopes steeper than 3:1 will have low maintenance (not grass) ground cover specified on the plan [Policy] 8. Intersection or entrance sight easements appear to be required. [18- 32.7.4, Subdivision Ordinance, Article IV, Division 4] 9. All entrances will have a VDOT designation (PE -1, CG -9a, etc) 10. Curbing on all parking areas and travelways with VDOT designations (CG -2, CG -6) 11. Right of way will be shown as depicted in the typical street section detail. 12. Signs for traffic control shown and labeled: speed limit on all streets, stop signs at all intersections. 13. Street name signs at every intersection. Driveways fronting on Kempton Place appear to require retaining walls to allow for safe and convenient access to the townhouses. 15. Cross drain locations shown and labeled with VDOT designations (CD -1,2) at every major cut and fill transition or sag curve. 16. Scour outlet protection at all outlets, corresponding to computations need to be clearly described and shown on the plan. 17. Proposed pipe and inlet drainage area map to include: a. Limits of all areas and sub -areas draining to proposed structures, and existing structures or channels which will be impacted b. Time of concentration for each drainage area as used in the computations e. Destination structure labeled for each drainage area 18. Stormwater management incorrectly refers to WP0200500013 (Pantops Park) as the Water Protection plan for this site. Please indicate the correct plan and reference number this plan utilizes for water protection. 19. Limits of clearing and grading encompassing all disturbances, entrances, staging and parking areas, areas where sediment -laden runoff will cross, or any construction related activities. This must match any landscaping and conservation plans. The path to the tennis court is shown crossing 2:1 slopes and will require significant grading to install. Show the grading required to install the asphalt trail within the limits of grading. The proposed tennis court appears to require an access for construction. If the tennis court is to be constructed in a separate limit of construction, then a temporary construction entrance and staging area is required. 21. If the tennis court is to be constructed without disturbing the existing wooded area, then a temporary access and grading easement may be required from the Westminster Canterbury of the Blue Ridge. 22. Please show erosion and sediment control measures for the construction of the tennis courts. 23. No erosion control measures in the way of construction access or grading (Diversion dikes or silt fence are not placed in the middle of the site, or through access or grading. Sediment traps are not under or on top of fill. Construction entrances are not on fill, etc. Engineering Review Comments Page 3 of 3 If the concept for site protection is not adequate in this regard, further review of the plan may not be possible) a. The Temporary diversion dike along Verona Drive needs to be moved out of the proposed grading for the site work. b. The temporary construction entrance requires too much grading before it can be installed as shown. Please move the temporary construction entrance to a location utilizable from the beginning of the site work. c. The existing sediment basin and forebay appear in the way of site preparation. The basin and forebay will require reconstruction with this plan. 24. Please show a stockpile location, a staging and parking area, and all other construction related areas the contractor will require for site construction. 25. Temporary slope drains (TSD) or diversions will be provided to prevent discharge over disturbed or fill slopes 26. A typical section for each temporary channel or diversion referenced from the plan sheets. Existing ground should be shown at the maximum cross slope on the plan.
