The name of the development; ■ Tax map and parcel number; A boundary line adjustment for the property(s) has been approved. The applicant should record the boundary line adjustment plat. A single tax map and parcel number will then be assigned. The assigned tax map and parcel number must be indicated on this final site plan. ■ Magisterial district; the magisterial district is shown, but the site data is out of place. (Correlate the correct item to the required field in the site data tablel. ■ Owner, zoning, tax map and parcel number and present use of adjacent parcels; the property. to North labeled CXS railroad has a tax map and parcel number and is owned by the Farmington Country Club. [Refer to Albemarle County's GIS web for the correct tax map and parcel number for this property and indicate it on the site planl. ■ Minimum setback lines, the minimum setbacks for the LI zoning district shown in the site data table are incorrect. Please refer to the Albemarle County Zoning Ordinance section 26.10.minimum yard requirements [Industrial Districts eg n�yl for the correct setbacks. [Correct the setbacks on the site plan . ❑ n. Location and dimensions of all existing and proposed improvements including: ■ Dumpster pad: [ACC 4.12.13.e] each site plan that depicts a commercial or industrial building of four thousand (4,000) gross feet or more shall provide a dumpster pad that does not impede any required parking or loading spaces, nor any pedestrian or vehicular circulation aisles. [Show the location of the required dumpster on the site planl 32.6 FINAL SITE PLAN CONTENT ❑ f. Signature panel for department of planning and community development. The approval panel shown on page 2 should be on the cover sheet. [Place the approvals panel on the cover sheet] ❑ i. Landscape plan in conformance with section 32.7.9.See comments below ❑ j. Thank you 2 Landscape Plan Checklist Section 32.7.9.4: CONTENTS Section 32.7.9.6: STREET TREES ❑ (a) Street trees shall be required along existing or proposed public streets in any development which is subject to site development plan approval in all commercial and industrial districts and residential development of a density of four (4) dwelling units per acre or greater. The agent may waiver this requirement in certain cases where site conditions warrant an alternate solution. The Street tree requirement has been adequately met with this site plan. Section 32.7.9.7: PARKING LOT LANDSCAPING ❑ (b) Interior landscaping: Exclusive of the requirements of section 32.7.9.7 (a) and (c), an area equal to five (5) percent of the paved parking and vehicular circulation area shall be landscaped with trees or shrubs. ❑ (b) This shall include one (1) large or medium shade tree per ten (10) parking spaces or portion thereof, if five (5) spaces or more. The parking lot landscaping requirements have been adequately addressed. Thank you Section: 32.7.9.8: SCREENING Screening requirements have been adequately addressed. Thank you Section 32.7.9.9: TREE CANOPY ❑a. The foregoing notwithstanding, a minimum tree canopy shall be provided in accordance with this section. "Tree canopy" or "tree cover" shall include all areas of coverage by plant material exceeding five (5) feet in height at a maturity of ten (10) years after planting. Selection of species for planting shall be in accord with section 32.7.9.4 ❑ (a) Specifications for plantings shall be in accord with section 32.7.9.5 ❑ (b) Existing trees to be preserved in accordance with section 32.7.9.4(b) together with trees required under sections 32.7.9.6, 32.7.9.7 and 32.7.9.8 shall count toward satisfaction of the minimum tree canopy. ❑b. The following minimum requirements shall apply: ❑1. Ten (10) percent tree canopy for a site to be developed with commercial, office or industrial uses; Tree canopy requirements have been adequately addressed. Thank you. Excessive lighting levels (ARB) NA Maintenance factor = 1.0 This has been adequately addressed. Thank you Standard lighting notes Add the standard lighting note to the lighting plan. Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire. The spillover of lighting from luminaires onto public roads and property in the residential or rural areas zoning districts shall not exceed one -half footcandle."
