Written schedules or data as necessary to demonstrate that the site can accommodate the proposed use, including: Maximum number of employees: Add a note indicating the number of employees to be working/employed at the hospital Maximum height of all structures; Please send me the drawing that showed the building elevations I used to determine the setbacks. Schedule of parking including maximum amount required and amount provided; [will be addressed by the Zoning Administrator per the parkin sg tudyl. Additionally, there are about two parking spaces that extend beyond the property line of TMP 59 -23B into TMP 59 -23B 1.Section 4.12.16.b Design of spaces. All parking spaces shall be designed so that no part of any vehicle will extend over any lot line, right -of -way line, sidewalk, walkway, and driveway or aisle space. Please consider redesigning the parking spaces close to the concrete loading and utility area. LIGHTING PLAN REVIEW CHECKLIST ❑ Lumen level (3000 or more must be full cutoff) Cut Sheets have been provided. This has been addressed. ❑ Bulb/lamp location (must be totally within house to be full cutoff) Please note Luminaire schedule ❑ Catalog # coordinated with cut sheets Please include a luminaire schedule on the lighting plan. This will help coordinate the catalog # with the cutsheets. The maintenance factor and other variables can also be easily identified from a luminaire schedule. F-1 Fixture quantity /types coordinated with quantity /types on lighting plan It is difficult to locate fixtures and types on the lighting plan. The fixture symbols and their associated labels are too small. Please make the fixture symbols much bigger. Additionally, consider breaking down the fixtures shown per the property or site e.g. Fixtures in TMP 59 -23B1 and those in TMP59 -23B. ❑ Pole height/mounting height (ARB) Not Applicable ❑ Colors /finishes (ARB) Not applicable ❑ Tilt (must be 0 for full cutoff) Please make sure all fixtures are full cut off, Fixture locations ❑ Location conflicts with trees, utilities, etc. The location of the lights must /shall not conflict with trees and utilities. The boundary of TPM 59 -23B1 shown on the lighting plan is incorrect. A boundary line adjustment was done and the lighting plan needs to reflect the change. ❑ Coordination with other site plan sheets The proposed fixtures need to be shown on other site plan sheets to make sure that there are no conflicts. ❑ Shielding issues (freestanding signs, wall fixtures, etc.) Please note that all future /intended freestanding signs, and proposed wall fixtures must be shielded. Photometric plan Adjacent zoning This does not raise any issues /comments Property lines As has been noted above, the boundary of TPM 59 -23B1 shown on the lighting plan is incorrect. A boundary line adjustment was made and the lighting lan needs to reflect the change. ❑ Excessive spillover I have two areas close to the 30 foot access easement that may have some excessive spillover i.e. >0.5 ootcandles. ❑ Excessive lighting levels (ARB) Not applicable ❑ Maintenance factor = 1.0 Maintenance factor should be I.0 ❑ Standard lighting notes Thank you. (I found the note on page C2) Landscape Plan Checklist Section 32.7.9.6: STREET TREES The Street tree requirement has been adequately met with this site plan. Section 32.7.9.7: PARKING LOT LANDSCAPING ❑ (b) Interior landscaping: Exclusive of the requirements of section 32.7.9.7 (a) and (c), an area equal to five (5) percent of the paved parking and vehicular circulation area shall be landscaped with trees or shrubs. ❑ (b) This shall include one (1) large or medium shade tree per ten (10) parking spaces or portion thereof, if five (5) spaces or more. Thank you, this has been adequately addressed. Section 32.7.9.9: TREE CANOPY ❑a. The foregoing notwithstanding, a minimum tree canopy shall be provided in accordance with this section. "Tree canopy" or "tree cover" shall include all areas of coverage by plant material exceeding five (5) feet in height at a maturity of ten (10) years after planting. Selection of species for planting shall be in accord with section 32.7.9.4 ❑ (a) Specifications for plantings shall be in accord with section 32.7.9.5 ❑ (b) Existing trees to be preserved in accordance with section 32.7.9.4(b) together with trees required under sections 32.7.9.6, 32.7.9.7 and 32.7.9.8 shall count toward satisfaction of the minimum tree canopy. ❑b. The following minimum requirements shall apply: ❑1. Ten (10) percent tree canopy for a site to be developed with commercial, office or industrial uses; Thank you, this has been adequately addressed. ❑d. Where existing trees are maintained, a canopy bonus shall be granted as follows: ❑ 1. The area of canopy shall be calculated at ten (10) years of additional maturity; ❑2. The resultant area shall be multiplied by a factor of 1.25. Thank you, this has been adequately addressed. Comments Symbols in the key (Planting schedule for 23B1) and the trees they represent on the site plan do not match. HQSN- Oak leaf Hydrangea is shown as HQ IVLH- Henry's Garnet Sweet spire is shown as ILH. The 10 year canopy allowance is incorrect. QP- Pin Oak is shown as OP. 10 year coverage is incorrect. VCC — Dwarf Korean Spice Viburnum is not in the plant canopy calculation table.
