RE: ARB- 2006 -134: Luxor Commercial, Buildings 4 and 5
(Tax Map 78, Parcel 55D)
Dear Mr. Hendricks:
I have reviewed your recent submittal for the above - referenced project received June 23, 2008. Outstanding
issues that will need to be further addressed are shown in italics after the original comment from the Action
Letter of February 14, 2007.
2. Provide a photometric plan showing the location of all proposed building and site lighting, in a clear (not
blurred), legible format. Cutsheets of all proposed building and site lighting are to be included on the
photometric drawings. Revise the lighting schedule to indicate the mounting height and proposed finish of
all building and site lighting; bronze is preferred. All lighting sources in excess of 3,000 lumens are to be
in full cut off fixtures and noted in the lighting schedule.
The applicant's previous submission included cutsheets of building lighting for Buildings 4 & 5 and site
lighting for the plaza area. The lighting plan, included with this submission, does not reference that
lighting. The locations are not shown, cutsheets are not provided on the drawing, and the Luminaire
Schedule is not revised to reference this lighting. Revise the lighting plan to show the location of all
building and site lighting. Revise the lighting plan to include cutsheets of all proposed lighting and a
revised Luminaire Schedule referencing all lighting fixtures chosen. All required information must appear
on the drawings. Provide a larger scale photometric plan, if necessary, to make the additional information
clear and legible.
4. Revise the planting design to provide additional shrubs in a layout that provides more of a sense of
definition and enclosure to the entire space between the buildings and the EC, not just the seating areas.
Indicate if a water fountain feature is proposed. If it is, provide details including the proposed location.
Provide a landscape plan of the entire development with a planting key and schedule, and plant ID
annotation that is legible. Provide on the landscape plan coding for all site element materials, colors and
manufacturer's ID. Provide additional shrubs, 3' to 5' maximum mature height, on the south front edge of
this site, under the trees within the new tree line, to flank the open, center plaza seating.
The landscape proposal on Sheet C8 "Landscape Plan" is not legible due to the small scale of the
drawing. Additional shrubs, 3' to 5' maximum mature height, on the south front edge of the site, under

Plan". Revise the planting design by adding additional shrubs between Building 5 and the EC, 3' to 5'
maximum mature height, under trees within the new tree line, providing a sense of definition and
enclosure between Building 5 and the EC. Revise the planting design on Sheet LI "Partial Landscape
Plan" to correspond with the planting design on Sheet C8 "Landscape Plan ".
8. Revise the sign drawings to designate the proposed method of sign lighting. Provide a detail that clarifies
the opaque quality of the letters and how the back -lit appearance will be achieved.
The sign drawings have not been revised to designate the proposed method of sign lighting. All required
information must appear on the drawings. Revise the sign drawing by adding a note stating the top,
bottom, and sides of the reverse channel letters shall be opaque.
Please provide:
1. Two copies of revised drawings addressing the aforementioned comment.
2. A memo indicating specifically how the condition has been satisfied. If changes other than those
requested have been made, specifically identify those changes in the memo, also. "Clouding"
requested changes (information) will facilitate the review of your submittal. All requested information
is to be shown on the sheets in the site plan package - not

to ensure proper tracking and distribution.
When staff s review of this information indicates that all conditions of approval have been met, a Certificate of
