The engineering review for current development cannot recommend approval to this plan until the following comments are addressed. 1. The road plan that was submitted with the subdivision plan needs to be approved before this site plan can be approved. At this time, approval of the road plan has not yet been given. The road plan was reviewed under application SUB200700077. Any revision to the road plan should include a temporary construction easement on the parcel to allow for the private street connection from Treesdale. 2. The SWM and ESC plans that were submitted with the subdivision plan included this area in its computations and limits of disturbance. The developer has filled out an application for an amendment to a SWM plan and ESC Plan. However, at this time, the previous plan has not been approved. The submittal will be reviewed as a revision to the previous WPO plan (WPO- 2007 - 00045). A review of the WPO plan will be performed separate from the final- before - preliminary site plan. This site plan should not be approved until the WPO plan is approved. The WPO plan cannot be approved until the road plan is approved. 3. Please show sidewalk easements over all sidewalks within lots. 4. The driveway of Lot 43 appears to disrupt a structure in the ROW. Please adjust the road plans. The road plans should match the site plan for all new entrances /driveways. 5. Please label all street names, whether they are public or private, and ROW widths. 6. Low - maintenance, non - grassed groundcover is required on all slopes steeper than 3:1. [DM] File: E1_fsp_PBC_sdp200800129
