Engineering reviewed this plat during in the spring of this year and provided the following comments: 1. Drainage easements must be 20 feet in width, minimum. This appears to be a concern because drainage pipes are located in portions of the parcel where the width of the parcel is less than 20 feet. 2. Each lot shall front on a private or public street. Is "Business Park Access" an approved public or private street? [14 -403] A new engineering review was requested with the plans reinstatement. A second review of the plat, received 12 March 2008, was performed. New engineering comments include: 3. Deeds of easement will be required on all drainage easements before the plat can be recorded. 4. Please expand the access easement area at the entrance to both curbs. 5. The property does not appear to lie within any FEMA flood zone as suggested by note 5.
