The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Sec. 14 -303E] Dimension standards, information on all lots, streets, alleys, easements, and shared driveways. COMMENT: Relabel notation from "New 50' Private Access Easement" to "New 50' Private Street Easement." 2. [Sec. 14 -303S] Control points. COMMENT: Provide control points in accordance with this section. 3. [Sec. 14 -316] Approval of entrance on public street. COMMENT: VDOT approval of proposed new private street is required. 4. [Sec. 14 -317] Instrument evidencing maintenance of certain improvements. COMMENT: Please provide a private street maintenance agreement in accordance with this section. A copy of a "Private Street Maintenance Agreement Template" can be found at: http:// www.albemarle.org/deptforms.asp ?section id= &department= cdapps 5. [Sec. 14 -309] Soil evaluations. [Sec. 14 -310] Health director approval of individual private wells and/or septic systems. [Sec. 14 -416] Individual private wells and septic systems. COMMENT: Provide soils work in accordance with these sections. Please note that the Zoning Administrator has determined that the County Code does not permit individual drainfields to be located on separate parcels; therefore, please be sure to provide primary and secondary drainfield locations on -site. Health director approval is required prior to final approval of the plat. The health department may require additional information. 6. [Sec. 14 -434] Completion of on -site improvements prior to plat approval. COMMENT: Please be aware that the final plat cannot show improvements in the proposed new street easement; therefore, all improvements proposed must be relocated out of the proposed private street easement prior to final plat approval. 7. [Sec. 14 -306] Private Streets information. [Sec. 14 -404] Procedure to authorize private street and related matters. COMMENT: In addition to meeting the requirements of the code for final approval, this subdivision requires a waiver of Section 14 -404. We have received your waiver request and have scheduled it for the October 21, 2008 Planning Commission meeting. Please note that the comments above are for final plat approval, and need not be fully addressed prior to Planning Commission, with the exception of VDOT approval, which is required prior to the Planning Commission meeting. Attached for your use are comments from the Community Development Engineer, dated 15 September 2008.
