The Planner for the Zoning and Current Development Division of the Albemarle County Department of
Community Development has approved the plat referred SUB200800208 Boundary Line Adjustment.
SUB200800207 Final Plat of Lots 1A & 1B:
The Planner for the Zoning and Current Development Division of the Albemarle County Department of
Community Development will recommend approval of the plat referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated bases upon further review.) [Each
comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14 -303Q] Water supply. A statement as to whether the subdivision will be served by a
public water supply and a public sewer system. If the property is not within the service

authority jurisdictional area, the following statement: "Under current county policy,
public water and/or sewer service will not be available to this property. "
2. [14 -303S] Control points. At least four (4) control points, evenly distributed across the
property and located at survey property corners, and shown on each sheet depicting the
property. At the option of the subdivider, the control points may be shown on a copy of
the final plat, rather than on the original final plat.
3. [14 -309] Soil evaluations. The subdivider shall submit to the agent with each final plat
the results of percolation tests or other methods of soil evaluation used to determine the
suitability of the soil for septic systems with conventional drain fields, if septic systems
are proposed to be used in the development of the subdivision, and the results are
requested by the agent. These results shall be forwarded by the agent to the health director.
4. [14 -310] Health director approval of individual private wells and/or septic systems.
If required as a condition of final plat approval, a final plat shall not be approved if
individual private wells are proposed for the subdivision until written approval has been
received from the health director by the agent. A final plat shall not be approved if septic
systems are proposed for the subdivision until written approval has been received from the
health director by the agent.
5. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to
or with the final plat, evidence satisfactory to the agent that the entrance of the principal
means of access for each lot onto any existing or proposed public street complies with
Virginia Department of Transportation standards.
6. [14 -317] Instrument evidencing maintenance of certain improvements. If the
subdivision will contain one (1) or more improvements that are not to be maintained by
the county or any authority or other public agency, the subdivider shall submit with the
final plat an instrument assuring the perpetual maintenance of the improvement. A
maintenance agreement must be provided for the shared drive.
7. [14 -404] Lot location to allow access from lot onto street or shared driveway. Each
newly created lot may have only one access point to a public street. All other entrances or
access points must be closed prior to final approval.

statement, unless a waiver is granted as provided in section 14 -404: "All subsequent
divisions of the residue shall enter only onto such street(s) shown on the approved final
plat and shall have no immediate access onto to any public street. "

5. [14 -3121 Location of existing buildings. The subdivider shall submit with the final plat a
survey showing the location of all existing buildings on the land to be subdivided within
fifty (50) feet of a proposed lot line or a proposed street.
6. [14 -3161 Approval of entrance onto public streets. The subdivider shall submit, prior to
or with the final plat, evidence satisfactory to the agent that the entrance of the principal
means of access for each lot onto any existing or proposed public street complies with
Virginia Department of Transportation standards.
7. [14 -3171 Instrument evidencing maintenance of certain improvements. If the
subdivision will contain one (1) or more improvements that are not to be maintained by
