HomeMy WebLinkAboutSUB200800213 Review Comments Preliminary Plat 2008-09-16*-&A County of Albemarle Department of Community Development Memorandum To: Gerald Gatabu, Current Development Senior Planner From: Amy Pflaum, Current Development Engineering Review Date: 16 September 2008 Subject: Jefferson Ridge Phases A, B, C Preliminary Plat (SUB 200800211-212-213) The preliminary plats for the Jefferson Ridge Phases A, B, and C subdivisions have been reviewed. Before engineering can recommend approval the following items must be addressed: General Plan Comments: Stream buffers are not shown correctly on the plans. Please refer to the Albemarle County GIS maps for the location of existing stream buffers. [14- 302.B.10] 2. The Existing Conditions Sheets do not reflect the clearing that has taken place on the site according to the County's GIS aerials. Please verify existing conditions. [14- 302.A.12] 3. Please add TMP labels and ownership information to the neighboring parcels and ownership information to the parcels subject to the plat on the Existing Conditions Sheets. [14- 302.A.7] 4. Driveway grades in the rural areas may not exceed 16%, please revise Note #6 on the Title Sheets to reflect this requirement. [18- 4.6.6.b] 5. Please label the proposed streets on the Overall Plans. [14- 302.A.3] Phase B Comments: 6. The cul -de -sac of Road F is shown in two locations on the Phase B 200 Scale Plan. 7. A temporary cul -de -sac is required at Lot B10 on the Phase B plans. [14- 410.C] Should this plat account for future access to TMP 124 -3? An easement in Lot B20 may be appropriate. [14 -409] Phase C Comments: 9. A drainage easement maybe necessary from Culvert #5 through Lots C13 and C14. 10. Revise the note on Phase C Sheet 4 to say "Temp cul -de -sac for Phase 1C" instead of "for Phase 1A ". 11. A note should be added to the plat that Lot C4 shall not have direct access to Jefferson Mill Road. [ 14 -404] 12. A waiver of Section 14 -404 will need to be granted by the Planning Commission for Lot C15 to Current Development Engineering Review Comments Page 2 of 2 have direct access to Jefferson Mill Road. [14- 225.1] The following comments must be addressed before approval can be granted for a Final Plat. 13. Please provide confirmation that coordination has taken place with VEPCO and AEPC for the grading, construction, and improvements proposed to occur within their easements. 14. Proposed Culverts #4 and #7 shall be designed per 17 -320.1) of the Water Protection Ordinance. 15. Mitigation is required for these culvert crossings.
