HomeMy WebLinkAboutSUB200800021 Review Comments Miscellaneous Submittal 2008-09-230 AL IRGI, County of Albemarle Department of Community Development MEMORANDUM To: Andy Graff; Old Albemarle Land Surveying via fax: 434.293.7581 From: Summer Frederick, Senior Planner Division: Zoning and Current Development Date: September 24, 2008 Subject: Rosneath Land Trust — Rural SUB2008 -21 The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of the subdivision plat referred to above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise specified.] 1. [Sec. 14- 302(A)9] Due to the presence of critical slopes and stream buffers on the property proposed for division, please graphically show the location, area and dimensions of building sites on each proposed lot complying with the requirements of section 4.2 of the zoning ordinance. The final plat shall also contain the following note: Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle Count Zoning Ordinance. This comment has not been fully addressed. Please graphically show building lot locations. 2. [Sec. 14- 302(B)5] Please pi. pie zoning classification for propert, 3. [Sec. 14- 302(8)7] The property proposed for division is located within the Hardware Agricultural /Forestal District. Please indicate on cover sheet. 4. [Sec. 14- 302(B)8] Please include description of yards required by appropriate zoning district. 5. [Sec. 14- 302(B)10] There are Water Protection Ordinance stream buffers located on the property proposed for division. Please graphically show on plat, and include the following note: The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance. The stream buffers shown on the plat are not those dictated by the Water Protection Ordinance requirements. Required buffers can be found via Albemarle County's GIS website. 6. [Sec. 14- 303(0)] Please provide owner names under signature lines. This comment has not been addressed. 7. [Sec. 14 -316] VDOT approval of entrance onto public road is required prior to final approval. Please provide VDOT approval.
