The Zoning and Current Development Division of the Albemarle County Department of Community
Development will recommend approval of the proposed easement plat referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated bases upon further
review.) Each comment is preceded by the applicable reference to the Albemarle County Code.
1. [Sec. 14- 302A11] Instrument creating property proposedfor subdivision. COMMENT: Provide
deed book and page number of the instrument whereby the property was created, per this section.
2. [Sec. 14- 302A14] Land to be dedicated in fee or reserved. COMMENT: Per the requirements of
this section, please provide the total acreage to be dedicated to public use. Also, please clarify
graphically that the hatched area is the area proposed to be dedicated to public use.
3. [Sec. 14- 302132] Name of plat preparer. COMMENT: Provide on the plat the name of the
licensed professional who prepared it.
4. [Sec. 14- 302135] Zoning Classification. COMMENT: Property is zoned PDSC- Planned
Development Shopping Center.
5. [Sec. 14- 302136] Tax map and parcel number. COMMENT: Please verify that the plat is
correctly referencing the parcel(s) that would be affected by this application. County GIS shows
Mall Drive divides TMP 61 -133 and TMP 61 -132.
6. [Sec. 14 -303C] Boundary lines. COMMENT: Verify boundary lines for existing parcel(s) and
clearly delineate all corners.
7. [Sec. 14 -303I] Bearing and distance ties. COMMENT: The line and curve tables call out
segments L3 and C1, which do not appear on the graphic. Please revise as necessary. Also, please
clearly delineate all corners.
8. COMMENT: VDOT approval of this proposed right -of -way dedication is required prior to final
plat approval.
