SUB200800222 Hillsdale Drive Safety Improvements
The Zoning and Current Development Division of the Albemarle County Department of Community
Development will recommend approval of the proposed easement plat referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated bases upon further
review.) Each comment is preceded by the applicable reference to the Albemarle County Code.
1. [Sec. 14- 302A3] Existing or platted streets. COMMENT: Provide state route number.
2. [Sec. 14- 302A4,5] Private and Public easements. COMMENT: Verify there are no existing
easements in the area of the proposed easements. If the proposed Temporary Construction and
Grading Easement does overlap with an existing easement, written approval from the owner of
the easement will be required prior to final plat approval.
3. [Sec. 14- 302A15] Identification of all owners and certain interest holders. COMMENT: Clarify
the owner identified in Note #4; the deed book reference below the owner listed does not match
the deed book reference in the title block, therefore it is confusing as to what owner is listed in
Note #4. To this end, please verify the information provided in the note/ title block is accurate.
4. [Sec. 14- 302131] General information. COMMENT: Complete date of drawing, and please note
that the plat submitted, while it does contain a graphic scale, has been reduced and is not to -scale.
The final plat that is approved must be to- scale.
5. [Sec. 14- 302135] Zoning Classification. COMMENT: Provide zoning information, per this
section. This information is normally provided on the cover sheet. The property is zoned PUD,
ZMA #88 -07.
6. [Sec. 14- 302137] Reservoir watershed and agricultural forestial district. COMMENT: This
section requires you to state on the plat whether the property is in a district or not. This property
does not contain reservoir watershed or ag- forest districts. Please add the appropriate notes to the
plat.
7. [Sec. 14 -303A] Statement of consent to divide. COMMENT: Add required note per this section.
8. [Sec. 14 -303D] Acreage of lots. COMMENT: Provide the existing and proposed acreage of the
subject property.
9. [Sec. 14 -303H] Monuments.
[Sec. 14 -303I] Bearing and distance ties.
COMMENT: Provide monuments as required by these sections.
10. [Sec. 14 -303P] Notary panels. COMMENT: Provide notary panels as required by this section.
11. COMMENT: VDOT approval of the proposed right -of -way dedication is required prior to final
plat approval. A copy of this plat has been forwarded to them for their review. Additional
comments and/or information may be needed at their request.
