Re: SUB200800223 Hillsdale Drive, Right -of -way dedication
The Zoning and Current Development Division of the Albemarle County Department of Community
Development will recommend approval of the proposed easement plat referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated bases upon further
review.) Each comment is preceded by the applicable reference to the Albemarle County Code.
1. [Sec. 14- 302A3] Existing or platted streets. COMMENT: Provide state route number for public
streets. Also, please revise street to read Hillsdale.
2. [Sec. 14 -302AI I ] Instrument creating property proposed for subdivision. COMMENT: Please
clarify the instrument that created the parent parcel, as Note #3 and the deed book reference in the
title block do not match.
3. [Sec. 14- 302B1] General Information. COMMENT: Provide a day in the date of the drawing,
and revisions too. Also, while the plat does contain a graphic scale, the drawing submitted is
reduced and not to true scale. Please note that the final plat we approve must be to- scale.
4. [Sec. 14- 302135] Zoning Classification. COMMENT: Property is zoned PUD per ZMA #88 -07.
Please add this zoning reference to the plat.
5. [Sec. 14- 302137] Reservoir watershed, agricultural forestial district. COMMENT: This section
requires the plat to note whether or not the property falls within one of these districts. This
property does not fall within either district; provide this information on the cover sheet.
6. [Sec. 14 -3 -3A] Statement of consent to division. COMMENT: Provide required note per this
section.
7. [Sec. 14 -303C] Boundary lines.
[Sec. 14 -303H] Monuments.
[Sec. 14 -303I] Bearing and distance ties.
COMMENT: Clearly delineate all corners, provide required monuments, and provide all
required data, per the requirements of these sections.
8. COMMENT: VDOT approval of this proposed right -of -way dedication is required prior to final
plat approval. I have forwarded a copy of this plat to them for their review. Additional comments
may be forthcoming.
