SUB200800224 Hillsdale Safety Improvement Project- Easement
The Planner for the Zoning and Current Development Division of the Albemarle County Department of
Community Development will recommend approval of the proposed easement plat referred to above when
the following items have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated bases upon further
review.) Each comment is preceded by the applicable reference to the Albemarle County Code.
1. [Sec. 14- 302A3] Existing or platted streets. COMMENT: State route number is required for
Hillsdale Drive.
2. [Sec. 14- 302A4,5] Private and Public easements. COMMENT: Please identify the owners of all
easements shown. The plat cannot be approved until the owners of affected easements have
expressed they approve of the proposed Temporary Construction & Grading easements being
located within their easements.
3. [Sec. 14- 302B5] Zoning Classification. COMMENT: Add zoning information as required by
this section. (This parcel is zoned PUD per ZMA 88 -07.)
4. [Sec. 14- 302B7] Reservoir watershed, agricultural forestial district. COMMENT: Provide this
information as required by this section. (This property is not in an agricultural- forestral district
and it is not in a water supply protection area.)
5. [Sec. 14 -302B 10] Stream Buffers. COMMENT: County GIS indicates portions of this property
are subject to the Albemarle County Water Protection Ordinance and stream buffers are required.
Please address this and add required information to the plat.
6. [Sec. 14 -303A] Statement of consent to division. COMMENT: Please add the note, as required
by this section, and revise the opening sentence to read "The easements described herein are
granted with the free consent and in accordance with the desire..."
7. [Sec. 14 -303P] Notary panels. COMMENT: Provide notary panels in accordance with this
section.
8. [Sec. 14 -312] Location of existing buildings. COMMENT: County GIS indicates an existing
building on the property. Please be sure to show improvements as required by this section.
9. COMMENT: Please note that the plat submitted is not to- scale; the final plat must be to- scale.
(The plat submitted provides a graphic scale but we must receive and sign an unreduced copy.)
