HomeMy WebLinkAboutSDP200800136 Review Comments Preliminary Site Plan 2008-09-30 (3)*-&A County of Albemarle Department of Community Development Memorandum To: Ammy George- Timmons Group From: Elizabeth Marotta, Current Development Senior Planner Date: September 30, 2008 Subject: Airport Road Office Plaza (SDP- 200800136) The Planner for Zoning and Current Development Division of the Albemarle County Department of Community development will recommend approval of the preliminary site plan noted above when the following items have been satisfactorily addressed. Additional comments or conditions may be added or eliminated based on further review, and once all applicable department and agency tentative approvals have been obtained. [Each comment is preceded by the applicable section of the Albemarle County Code.] 1. [32.7.9.8c] The location of the proposed retaining wall 10 feet in height approximately 24 feet from the property line and residential district has been deemed an objectionable feature requiring screening. It is the opinion of staff that the current design cannot be screened from the adjacent residential property due to the proximity to the 20' buffer and existing sewer easements. An alternative grading scheme must be proposed for the area adjacent to the residential properties. Any wall more than 6 feet in height will be deemed an objectionable feature requiring screening. This is not to say that a wall of more than 6 feet in height is not permitted. Walls of more than 6 feet in height may be approved if they are screened from adjacent residential property. 2. [21.7] The 20' undisturbed buffer along the western property line will likely be disturbed. Either pull back the grading, submit a modification request, or submit information to demonstrate that the buffer will not be disturbed during construction or installation and maintenance of vegetation. 3. [32.5.6a] Provide benchmark on the plan. 4. [32.5.6i] Provide state route #s and centerlines for Timberwood Boulevard and Airport Road, where applicable. 5. [32.5.6m] Provide centerline of proposed entrance and show nearest intersection. 6. [32.5.6n] Revise lighting note on cover sheet to read "one -half footcandle." 7. [32.5.6p] Please show all easements on the landscape plan. 8. [32.7.2] Northwest corner parking is not convenient; backing out of these end spaces would be difficult. Please address. 9. [32.5.6n] For parking spaces located along a curve, please dimension each space at its narrowest point to ensure compliance with standards for minimum width. 10. [32.5.6s] Please indentify set of parallel lines 13' apart running east/west through the northernmost parking bay of parking. A critical slopes waiver is required prior to the conditional approval of the preliminary site plan. This item is scheduled for Planning Commission review on November 11, 2008. The plan shows existing wetlands and potential wetland impacts. Please be advised that prior to final approval a jurisdictional wetlands determination will be required and must be accepted by the Army Corps of Engineers. Please be aware that additional regulations may be applied to this project at that time. Finally, please note that prior to final site plan approval we will require evidence from the owner of the variable width gas easement that it is acceptable to plant additional vegetation within their easement.
