The application indicates that this use already exists but this appears to be new site, so I am making standard comments. It should be clarified whether the existing site is to be demolished and removed. Rev. 1: I understand that the existing site is to be used for storage. 1. A more specific plan is needed, showing proposed grading, impervious surfaces, stormwater collection, treatment and discharge into adequate channels, road improvements, public parking, buffers, landscaping, vehicle storage areas, etc. Rev. 1: A more specific plan has been provided, which is more detailed than the previous plan. However, it might still have a lot of trouble meeting minimum ordinance requirements. Below is an overlay sketch of a site layout which would more easily meet the ordinance requirements. It would probably require more property, a revised entryway, a larger stormwater facility, curbing to channel drainage to the facility, and a planter and border around the building. Rev. 1: A traffic impact assessment was not received. 3. Noise, vibration, lighting, waste, volatile storage and other issues identified in the Zoning Ordinance under Certified Engineers Reports and performance standards should be addressed.
