Jefferson Street Charlottesville, VA 22901 Email: frank @weatherhilldev.com From: Patrick Lawrence, Planner E -mail: plawrence @albemarle.org Re: SDP200800092 — Fontaine Townhomes Minor Amendments TMP# 76 — 12A The Planner for the Zoning and Current Development Division of the Albemarle County Department of Community Development will recommend approval of the minor site plan amendment referred to above when the following items have been satisfactorily addressed. There are several inconsistencies with the approved application plan included in ZMA 2004 -002 and the approved site plan SDP 2005- 00124(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Square footages of open space, impervious surface and recreational area do not agree with previous approvals: Approved Currently shown Open Space 8.9 acres 8.2 acres Impervious Surface 3.7 acres 3.8 acres Recreational Area 1.0 acres 0.5 acres These areas were previously approved and require a variation request and approval prior to approval of the minor amendment to the site plan. 2. The "hammer- head" turn around on Morey Court and the parking shown on the north side of Morey Court currently shown are inconsistent with previously approved plans and require variation requests and approvals prior to approval of the minor site plan amendment. 3. The rear access to the townhomes either side of Morey Pond Court requires a variation request and approval prior to approval of the minor site plan amendment. 4. You may wish to verify the necessity of the "hammer- head" on the south side of Morey Pond Court with the Fire & Rescue Department if you will have circulation around the buildings.
