Design Focused Engineering August 2, 2023 Mariah Gleason County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #1 for SUB202300063 664 West Rio Dear Mariah, Thank you for your review of the plat application for 664 West Rio. This letter contains responses to County comments dated July 13, 2023.Our responses are as follows: 1. [14-203] Application type. Per 14-212.113, the proposed plat does not qualify as a BLA. The plat will be reviewed instead as a final plat. The difference in fees will be required. Planning or Application Services will provide more information. Special Lot Checklist has been followed for preparation of this plat. 2. [Comment] Project ID. Remove the "SUB202300029" label from the title block on all sheets. That is the project ID for the road plan. The project ID for this application is SUB202300063. Providing the project ID on the plat is not a requirement for final plat approval. Therefore, this information can be revised or removed depending on the applicant's preference. All labels indicating County project ID have been removed from plat. 3. [14-302(A)(4-5)] Easements. a. Per Sec. 20C.I I.A.3, provide an easement to the County over the area designated as natural area on the final site plan. The easement should be identified as a public access easement. New variable width public access easement has been added to Sheet 4 covering the area shown as "Natural Area" on final site plan. b. Identify the "new variable width access easement' over the intended vehicular travelway as a public easement. The annotation has been revised to include "public" the new access easement over the vehicular travelway. 4. [14-302(A)(14)] Land to be dedicated. Revise the language on New Parcel 45-1 OIB to state that the parcel is "dedicated for public use". All annotations for New Parcel 45-101B have been revised to state "dedicated for public use". [ 14-302(B)(8)] Yards. Provide the location of all required yards. This information may be shown graphically or described in a note on the plat. "Building Standards Per Zoning" teat block has been added to Sheet 1 describing the "build -to range" component of the Rio29 FBC zoning designation specific to this property. SHIMP ENGINEERING, P.C. Design Focused Engineering 6. [14-303(A)] Statement of consent. Revise the statement of consent language to read: "...following described land, as shown...". Statement of consent language has been revised to read "following described land, as shown" in the text block. 7. [14-303(H)] Monument. Provide a monument between curves Cl and C2. Curves C1 and C2 have been merged into one curve element as C1 and C2 previously represented two subordinate curves on either side of an interior boundary line being vacated. 8. [14-312] Existing buildings. Locate and label existing buildings in accordance with 14-312. Existing structures identified as 660 and 664 West Rio Road and accessory structures have been added to the plat with annotations. 9. [Comment] Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat. All plat sheets include original issue date along with revision date.
