RE: Response Letter #1 for SUB202300069 664 West Rio
Dear Tim,
Thank you for your review of the plat application for 664 West Rio. This letter contains responses to
County comments dated July 13, 2023.Our responses are as follows:
1. ACPR acknowledges the proposed new TMP 04500-00-00-101BO consisting of 0.43 acres of
civic space (linear park) in the rear portion of the subject property to be dedicated to Albemarle
County for public use.
Comment noted. Please note that the configuration of New Parcel 04500-00-00-101BO has
been revised and is now 0.396 acres as shown on the revised plat.
2. ACPR acknowledges the "new variable width access easement" as noted on Sheet 4 Detail 3
within TMP 04500- 00-00-10100 by connecting from Local Street A variable width public right-
of-way dedicated to public use to the new TMP 04500-00-00-1OIBO dedicated to Albemarle
County for public use (which includes approximately 325 linear feet of 10' wide Class -A Type 2
low maintenance shared use path).
Comment noted. Please note that the access easement referenced in comment has been
superseded by "New Variable Width Public Access Easement" across New Parcel 04500-00-
00-10100 as shown on the revised plat.
3. ACPR recommends adding "public" to the new variable width access easement across new TMP
04500-00-00-10100, to be labeled as "new variable width public access easement." This minor
revision will help clarify that this new easement will provide public access to and from Local
Street A public right-of-way to TMP 04500-00-00-101BO dedicated to Albemarle County for
public use.
The term "Public" has been added to all access easement labels shown on the revised plat.
4. ACPR staff requests a meeting with the applicants/developers regarding the proposed civic area,
ACPR will not recommend acceptance of the dedication of the new TMP 04500-00-00-101B0
without interactive collaboration to discuss the design of the proposed civic space and related
recreation amenities. ACPR recommends this meeting happen concurrent with the review of the
final site plan for this project.
ACPR staff has met with the applicant on June 14, 2023.
