Subject: SUB 2008 — 00239 Foothill Crossing Final
The County of Albemarle Division of Zoning and Current Development will grant recommend
approval of the final subdivision plat referred to above once the following comments have been
addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14- 303.5]Control points. At least four (4) control points, evenly distributed across the property
and located at survey property corners, and shown on each sheet depicting the property. At the
option of the subdivider, the control points may be shown on a copy of the final plat, rather than on
the original final plat. Please provide /show control points.
2. [14- 410.H] Standards for all streets and alleys. Curb, curb and gutter, sidewalks and planting
strips. In the development areas, streets shall be constructed with curb or curb and gutter, sidewalks
and planting strips. Sidewalks and planting strips shall be design and constructed in compliance
with section 14 -422.
3. [ 14 -422] Sidewalks and planting strips shall be provided as stated above.
4. [14 -423] Street signs. Signs identifying the name of each street within a subdivision shall be
installed and maintained as provided in chapter 7 of the Code.
5. [ 14 -426] Dedication of land for public use. Land dedicated under this section shall be set apart on
the final plat and be identified by a note on the plat stating that the land is dedicated for public use.
6. [ 14 -427] Reservation of land for public use. The subdivider may reserve for future dedication to
the county a part of the property suitable for parks, schools, open space and other public facilities,
utilities and other public or semipublic uses. Open space shown on the plat shall be set apart and be
identified by a note on the plat stating that the land is reserved for future dedication for public use.
The note on the plat says that the open space will be conveyed to the County of Albemarle upon
project completion. Please change the note on the plat to state that the open space is reserved for
future dedication (upon project completion) to the County of Albemarle.
7. Easement plats, [for easements dedicated to public use] and for any offsite easements
dedicated to public, use must be signed and recorded before final site plan approval.

The E &SC, SWM, Mitigation, and (Phase 1) Road Plans for Foothill Crossing, received on 24
September 2008, have been reviewed. The plans can be approved as submitted and will require
the following Bonds and agreements prior to final approval. Engineering review staff is
available from 2 -4 PM on Thursdays to discuss these review comments.
1. Please submit signed copy of the Stormwater Maintenance Agreement and $17 fee to
the County.
2. The Lickinghole basin contribution is $46025.10.
3. The Water Protection Bond amount is $335,000.00.
4. The Road bond amount for Phase 1 is $574,700.00
