SUB - 2008 -240- Little Yellow Mountain- Final Plat
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14- 302(A)(2)] Vicinity map. Revise the vicinity map to meet the requirement of 1:2000'
scale.
2. [14 -302 (A)(3)] Existing or platted streets. Provide the width for all proposed and
existing streets.
3. [14 -302 (A)(8)] Proposed lots. Label the proposed lots clearly. There are different notes
that reference different lots (ie where is lot 4 that is referenced for the well ?). Also, all tax
map and parcel numbers will be assigned after the plat is approved by Real Estate, so
TMP 55 -44A should be labeled as a lot, since that tax map and parcel number does not
exist yet.
4. [14 -302 (A)(9)] Building sites on proposed lots. Show the location, area, and dimensions
of the building sites on the proposed lots in accordance with Section 4.2 of the Zoning
Ordinance.
5. [14 -302 (A)(12)] Topography. Show the topography in accordance with this section.
6. [14 -302 (A)(15)] Identification of all owners and certain interest holders. Provide the
addresses of all owners.
7. [14 -302 (B)(1)] General information. Provide a north arrow on the plan.
8. [14 -304] Request for critical slopes waiver. If any upgrades or improvements are to be
done to the existing driveway that will now be a private street, a critical slopes waiver
will be needed.
9. [14 -306] Private streets information. Provide the information required to support
authorization for the proposed private street under the applicable requirements of sections
14-232,14-233, and 14- 234(A).
10. [ 14 -303 (H)] Monuments. Provide the location and material of all permanent reference
monuments. Monuments found or installed prior to plat recordation may be referred to if
they are permanent and undisturbed. If any monument required by this chapter will be
installed after recordation of the final plat, the certification of the professional engineer or
land surveyor shall so note.
11. [14 -303 (N)] Statement pertaining to private streets. If the subdivision will contain one or
more private streets, provide the following statement on the plat: "The streets in this
subdivision may not meet the standards for acceptance into the secondary system or state
highways and will not be maintained by the Virginia Department of Transportation or the
County of Albemarle."
12. [14 -303 (R)] Parent parcel access. Provide the following statement on the plat: "All
subsequent divisions of the residue shall use the point of access or entrance from the
street shown hereon."
13. [14 -303 (S)] Control points. Provide at least four (4) control points, evenly distributed
across the property and located at survey point corners, and shown on each sheet
depicting the property. At the option of the subdivider, the control points may be shown
on a copy of the final plat, rather than on the original final plat.
14. [14 -309; 14 -310; 14 -4161 Soil evaluations. Health director approval of individual private
wells and/or septic systems. Individual private wells and septic systems. Provide the
results of percolation tests or other methods of soil evaluation used to determine the
suitability of the soil for septic systems with conventional drain fields, so that the agent
can then forward them onto the health department for review and approval.
15. [ 14 -312] Location of existing buildings. Show the location of all existing buildings on the
land to be subdivided within fifty (50) feet or a proposed lot line or proposed street.
16. [14 -316] Approval of entrance on public streets. All entrances onto a public street shall
comply with Virginia Department of Transportation (VDOT) standards and be approved
by VDOT. Please provide a letter stating such compliance and approval.
17. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a private
street maintenance agreement for the proposed private street for review and approval
from County Attorney. A template for such an agreement is attached.
18. [14 -401; 14 -412] Standards for all streets and alleys; Standards for private streets only.
Show and provide the information required in these sections of the ordinance.
19. [14 -416] Individual private wells and septic systems. All wells must be located on the lot
for which they serve. It appears that the well for lot 4 is located on another lot, the well
needs to be located on the lot that it is serving.
