Please find comments from the following departments and agencies included in this letter: Albemarle County Community Development Department o Planning - Rural Areas o Zoning o Current Development – Planning Please see the attached resubmittal schedule for a list of dates on which you can submit your revisions and responses to review comments (below and attached), as well as for possible Planning Commission dates (please note that the listed dates are the earliest possible, but actual dates need to be selected to suit the revision schedule for each project.) After this application is complete, it will need to go to two public hearings—with the Planning Commission and the Board of Supervisors. The Board will make the final decision on whether or not to approve the request, and if there will be any conditions of approval. Please feel free to call me with any questions—I'll be happy to provide any help I can. COMMENTS Planniniz – Rural Areas (Scott Clark): Please explain how many of the existing five family lots are currently occupied by family members. This question may come up during the Planning Commission hearing on this item. • We would recommend that the new lot and house use the same driveway that serves the existing house, rather than entering directly from Craigs Store Road. Please show this on the application plan. Current Development — Planning (Bill Fritz) • The application plan should show the existing house, and should show that both the existing house and new house will be able to meet setback requirements (front, 75 feet; side, 25 feet; rear, 35 feet) from adjacent lots. • Please show the locations of the existing well and drainfield on the property. The well and drainfield for the existing house must be stay on the same parcel with that house, and not be located on the new lot. • Please have your surveyor confirm that the existing lot and new lot would each still have 250 feet of frontage on Craigs Store Road. • If this special use permit is approved, the subdivision creating the new lot will need to meet all the requirements for family subdivisions listed in section 208 ("Family Subdivisions") of Chapter 14 of the County Code. Zoning — (John Shepherd) • Please verify that the proposed property line is at least 25 feet from the existing dwelling. • Each new lot will require a building site outside of the stream buffer that contains a drain field, a reserve drain field and a well.
