Subject: Willow Glen variation requests
I have reviewed the list of 15 rezoning variation requests submitted with site
plan (SDP200800086). I have only a few issues that need to be identified:
1. There is an issue regarding adequate turnaround on Trudeau Court. It appears
this needs to be adjusted.
2. The removal of the small pond on the west side of Shannon Glen Court (Road D)
appears problematic. This appears to leave this drainage area with a
"bio - swale" instead. It does not appear that this is equivalent, as the swale
will appear to have more maintenance and design issues. It appears difficult to
get adequate bottom width, and it will have lot -to -lot maintenance, easement and
drainage problems. This is expected to be an area for resident's storage,
landscaping, decks, patios, etc.
3. The reduction in size of the primary stormwater pond must be evaluated in
more detail with the final WPO plan. It is not clear that this is a given.
4. The proposed additional bio- detention pond appears redundant. It is close
enough to units to have maintenance issues and this area drains to the larger
pond anyway. This significantly reduces its value.
