(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. The site plan can not be approved until the special use permit (SP2008 -028) has been approved. See comments for special use permit, attached. Rev 1: Comment not addressed. The site plan has been deferred by the applicant on 11.5.08 until the special use permit has been approved. 2. [32.5.6 (b)] Coordinate the site plan with the special use permit plan. Some of the parking spaces are being shown in a different configuration on the special use permit plan. Also, the reduction in stacking spaces has not been approved by the Zoning Administrator to date. Rev l: Comment adequately addressed. 3. [32.5.6 (i)] Provide the following information for Route 250; state route numbers, right - of -way lines and widths, centerline radii, and pavement widths. Also, show the distance to the centerline of the nearest existing street intersection from the proposed ingrees and egress. Rev l: Comment adequately addressed. 4. [32.6.5] Revise the plan sheets to be at 1 " =20', so that Route 250 is shown on each sheet. Rev l: Comment adequately addressed. 5. [32.6.6 (j)] Provide a luminaire schedule of all proposed lighting. Indicate in the schedule all lighting options chosen, and the colors proposed for the fixtures and poles. Provide the cut sheets for the light fixtures on the plan. All proposed lighting exceeding the 3,000 lumens threshold shall be a full cut off design. Lighting values shall not exceed 1/z foot candle at a public right -of -way line or at a property line adjoining a residential or rural area district. Also, the LLF for the proposed fixtures shall be 1.0. Rev 1: Comment not addressed. A note has been added to the plan that indicates a LLF of 1.0, however the luminaire schedule on sheet C6 shows a LLF factor as .65. The LLF factor must be 1.0. 6. [32.7.9] Show the grading and all utilities on the landscape plan to verify that there are no conflicts with proposed landscaping. Rev l: Comment adequately addressed. 7. [32.7.9.7 (b)] Provide a schedule that indicates that the interior landscaping requirement is being met. Also, Cornus florida is an ornamental tree and the requirements for interior landscaping are for one large or medium shade tree per ten parking spaces. Provide the proper amount of shade trees to meet this requirement. Rev l: Comment adequately addressed. S. [32.7.9.7 (c)] When a parking lot is located such that the parked cars will be visible from a public street, then additional landscaping of low street shrubs, planted in a single row five (5) feet on center, shall be required between the street and the parking lot. Provide supplemental landscaping in the area between the parking lot and Route 250 in order to meet this requirement. Rev l: Comment adequately addressed. 9. [32.7.9.8] In the plan set provided, there wasn't a detail provided for the screening around the dumpster or the mechanical yard. Provide the detail for this screening. If the fence or wall is not six (6) feet in height, then landscape screening per this section must be provided. Rev l: Comment adequately addressed. 10. [32.7.9.9] Provide tree canopy calculations and information in accordance with this section. Rev l: Comment adequately addressed. 11. [4.12.13] The plan submitted removes a required loading space for Building C. Provide a loading space that meets the requirements for Building C. 1. Rev 1: Comment not addressed. The loading space for Building C must be addressed before the approval of this site plan. The developer has submitted a minor site plan amendment that is currently under review that would resolve this comment. This minor amendment will need to be approved before the approval of the major site plan amendment for BB &T.
