The Zoning & Current Development Division of the Albemarle County Department of Community
Development will approve the plat referenced above when the following items have been satisfactorily
addressed. The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable
reference to the Albemarle County Code.]
1. [Sec. 14- 302A4] Private easements. COMMENT: Please provide deed book reference and information
on the plat for right -of -way shown along northern property line.
2. [Sec. 14- 302A10] Right of further division of proposed lots. COMMENT: Please ensure the required
note is provided verbatim per this section; the note is currently incomplete.
3. [Sec. 14- 302B8] Yards. COMMENT: Due to the status of the "15' and 20' right -of -way" the side yard
should be measured from the property line, not the right -of -way. However, front setbacks should remain
measured 25' from the new proposed 30' street. In addition, please add required yards as a note to the
cover sheet.
4. [Sec. 14 -303N] Statement pertaining to private streets. COMMENT: Provide the required notes, per
these sections, for the private street proposed.
5. [Sec. 14 -303S] Control Points. COMMENT: Please provide control points as required by this section.
6. [Sec. 14 -306] Private streets information. COMMENT: VDOT approval is required for the proposed
new street's intersection with State Route 609.
