Subject: SUB200800183 Belle Vista Subdivision Preliminary Plat
The Engineer for the Zoning & Current Development Division of the Albemarle County Department of
Community Development will recommend approval of the plat referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.) [Each
comment is preceded by the applicable reference to the Albemarle County Code.]
Preliminary Plat Comments:
1. [14 -302 (A)(9)] Building sites on proposed lots. Please show the location, area and dimensions of a
building site on each proposed lot.
2. [ 14 -305] Stormwater management information. Removal rate calculations and design of stormwater
management features may be submitted with the final plat.
Final Plat Comments: (the following comments are for information purposes only at the time of Preliminary
Plat approval and will not need to be addressed until such time as a Final Plat is submitted)
3. [14 -302 (B)(10)] Stream Buffers. Since two original parcels exist, the crossing of two stream buffers is
allowed for this subdivision under the Water Protection Ordinance [17 -320 (13)(6)]. Each crossing
shall be designed to meet the criteria of 17- 320(D) and mitigation may be required.
4. [14 -410 (F)] Principal means of access to subdivision. Please provide engineering calculations and
details necessary to determine that the discharge water of the drainage ditch along Critzer Shop Road
during a 25 -year storm will not inundate, block, destroy, or otherwise obstruct Warm Blood Drive.
5. [14 -343] Completion of on -site improvements required prior to plat approval. Warm Blood Drive
must be constructed to the criteria of 14 -410 and 14 -412 prior to final plat approval, or surety may be
posted in lieu of completion of the improvements under section 14 -435.
6. [18- 4.6.6] LotAccess Requirements. Although not required to be shown on this plat, all driveways to
proposed building sites must meet the criteria of this section. It must be demonstrated that this criteria
is met prior to the issuing of building permits for the proposed lots.
7. The Final Plat will be subject to County Code Chapter 17 Water Protection Ordinance. Please submit
a Water Protection Ordinance Application including Erosion and Sediment Control Plans per Article H
and Stormwater Management and Water Quality Plans per Article III.
Work within streams may require permits from federal or state agencies. Please submit copies of these
permits.
