The Zoning and Current Development Division of the Albemarle County Department of Community
Development will recommend approval of the proposed easement plat referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated bases upon further
review.) Each comment is preceded by the applicable reference to the Albemarle County Code.
[Sec. 14- 302A2] Vicinity map. COMMENT: The ordinance requires the vicinity map be
provided at a scale of 1"= 2000'. Please revise.
2. [Sec. 14- 302A10] Right of further division of proposed lots. COMMENT: Please provide the
development rights information and notes as required by this section.
3. [Sec. 14- 303B7] Reservoir watershed, agricultural forestial district. COMMENT: Please
provide this information on the plat and the notes as required by this section.
4. [Sec. 14 -306] Private streets information.
[Sec. 14 -303N] Statement pertaining to private streets.
[Sec. 14 -303R] Parent parcel access.
[Sec. 14 -316] Approval of entrance on public streets.
[Sec. 14 -404] Lot location to allow access from lot onto street or shared driveway.
[Sec. 14 -317] Instrument evidencing maintenance of certain improvements.
COMMENT: The proposed plat does not show a single access to Parcel A and the Residue and
does not therefore not comply with Sec. 14 -404, which requires lots to have access to a public
street via a new street or shared driveway created at the time of the subdivision. Please show
proposed ingress /egress on the plat. If Parcel A is intended to be accessed via State Route 721
and Residue is intended to continue to be accessed via State Route 630 please submit a waiver
request in accordance with section 14- 225.1. A private street maintenance agreement is also
required.
In anticipation of a revised plat, the above noted sections pertain to access and do apply. VDOT
approval is also required.
5. [Sec. 14- 303E] Dimension standards and information on all lots, streets, alleys, easements, and
shared driveways. COMMENT: The plat states a 30' prescriptive easement on SR 721, however
the graphic only shows a 15' easement. Please clarify.
6. [Sec. 14 -303Q] Water supply. COMMENT: Please provide note as required by this section.
7. [Sec. 14 -309] Soil evaluations.
[Sec. 14 -310] Health Director approval of individual private wells and/or septic systems.
[Sec. 14 -416] Individual private wells and septic systems.
COMMENT: Soils information has been forwarded to the health department. Plat cannot be
approved until health department approval is granted.
