Subject: SUB - 2008 -261- Pounding Branch Phase I- Final- Two -Lot Subdivision
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. This subdivision can not be approved until the recordation of SUB2008 -255.
2. [ 14 -303 (N)] Statement pertaining to private streets. Provide the following note on the
plat: "The streets in this subdivision may not meet the standards for acceptance into the
secondary system of state highways and will not be maintained by the Virginia
Department of Transportation or the County of Albemarle."
3. [14 -303 (R)] Parent parcel access. Provide the following note on the plat: "All
subsequent divisions of the residue shall use the point of access or entrance from the
street shown hereon."
4. [14 -303 (S)] Control points. Provide at least four (4) control points, evenly distributed
across the property and located at survey property corners, and shown on each sheet
depicting the property. At the option of the subdivider, the control points may be shown
on a copy of the final plat, rather than on the original final plat.
5. [14 -309; 14- 310;14 -416] Soil evaluations; Health director approval of individual private
wells and/or septic systems; Individual private wells and septic systems. Provide the
results of percolation tests or other methods of soil evaluation used to determine the
suitability of the soil for septic systems with conventional drain fields, so that the agent
can then forward them onto the health department for review and approval for Lot B.
6. [14 -316] Approval of entrance on public streets. All entrances onto a public street shall
comply with Virginia Department of Transportation (VDOT) standards and be approved
by VDOT. Please provide a letter stating such compliance and approval.
7. [14; 306; 14 -3171 Private streets information; Instrument evidencing maintenance of
certain improvements. Provide a private street maintenance agreement for the proposed
private street for review and approval from County Attorney. A template for such an
agreement is attached.
