The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated bases upon further review.) Each
comment is preceded by the applicable reference to the Albemarle County Code.
1. [Sec. 14- 302A21 Vicinity map. COMMENT: Please provide vicinity map at a scale of
1' =2000' as required by the ordinance.
2. [Sec. 14- 302A3] Existing or platted streets. COMMENT: Please provide the right -of -way
width for State Route 648.
3. [Sec. 14- 302A9] Building sites on proposed lots. COMMENT: Building site information
(note) is required for the remainder of TMP81 -12B (Residue of Parcel 12B) as well. In
accordance with this section, please confirm that a building site that conforms to section 4.2
of the Zoning Ordinance will remain on the Residue.
4. [Sec. 14- 302A10] Right of further division of proposed lots. COMMENT: Per this section,
provide development rights information and required note(s).
5. [Sec. 14 -302B 1 ] General Information. COMMENT: Provide sheet number and number of
sheets on each page.
6. [Sec. 14- 302B21 Name of plat preparer. COMMENT: Please provide name of licensed
professional preparing the plat.
7. [Sec. 14- 302B5] Zoning classification. COMMENT: Zoning district information can be
gleaned from Setbacks information; however please provide zoning information as its own
Note. This request is not a requirement for approval.
8. [Sec. 14- 302B7] Reservoir watershed. COMMENT: Please provide note as required by this
section; this property is NOT within a water supply watershed.
9. [Sec. 14 -302B 10] Stream buffers. COMMENT: Albemarle County GIS shows a stream and
associated stream buffers per the Water Protection Ordinance (WPO); however the plat does
not show these features nor provide the required note. Please address this discrepancy.
10. [Sec. 14 -309] Soil evaluations.
[Sec. 14 -310] Health director approval of individual wells and/or septic.
COMMENT: Soils work has been forwarded to the Health Department. Final approval of
the plat cannot be granted without Health Director approval.
11. [Sec. 14 -303N] Statement pertaining to private streets.
[Sec. 14-303R] Parent parcel access.
COMMENT: Provide note as required by these sections.
12. [Sec. 14 -306] Private streets information.
[Sec 14 -316] Approval of entrance onto public streets.
COMMENT: VDOT must approve the proposed new private street prior to approval of the
final plat.
13. [Sec. 14 -403] Lot frontage. COMMENT: This section requires each lot to have adequate
frontage. In order to meet this requirement, New Parcel X must have frontage on a public or
approved private street. To this end, please change notation on the plat from "30' shared
access easement" to "30' new private street easement ".
14. [Sec. 14 -404] Lot location to allow access from lot onto street or shared driveway.
COMMENT: Pursuant to this section, lots included in this subdivision may only have
access to State Route 648 via one point of ingress /egress created at the time of the
subdivision. Therefore, the western driveway entrance must be closed prior to the County
signing the plat. A waiver of Sec. 14 -404 may be requested pursuant to 14 -404C and 14-
225.1.
15. [Sec. 14 -317] Instrument evidencing maintenance of certain improvements.
COMMENT: A private street maintenance agreement is required to be approved by the
County Attorney prior to final plat approval. Please submit a draft to the Department of
Community Development. A template can be found at:

16. [Sec. 14 -303S] Control points. COMMENT: Provide control points as required by this
section.
