Box 496 Charlottesville VA 22902 RE: ARB -2008- 139: Hydraulic at Georgetown Building Tax Map 60F, Parcel 3 Dear Mr. Kabbash, The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday, November 3, 2008. The Board, by a vote of 4:0, approved the request, pending staff administrative approval of the following conditions: 1. Revise the cast stone to be more similar to the almond C73 mortar submitted. Revise the building elevation drawings to clearly indicate the use of Lawrenceville Brick "Monticello" for the building fagade. 2. Revise the Final Site Plan drawing on Sheet C -2 Existing Conditions and Final Site Plan to show the 10' parking setback. 3. Revise Sheet C -3 Preliminary Site Plan by relocating the proposed storm pipe and its associated easement, currently shown beneath the rear parking island west of the building tower, so as to avoid conflicts with the Zelkova Serrata "Green Vase" tree proposed in the island. Revise the plans to show the stormwater system consistently throughout this and other drawings. 4. Revise Sheet C5 Erosion Control Plan by relocating the proposed silt trap to avoid the removal of existing trees designated to remain. Include a signed Tree Conservation Checklist on the Landscape and Erosion Control Plans. 5. Revise Sheet C -3 Preliminary Landscape Plan by identifying the drawing as a Final Landscape Plan. Revise the drawing by clearly labeling all proposed plant materials for type; for example, the shrubs above the HVAC units. 6. Revise the lighting plan to include the proposed lighting cut sheets, illustrating the fixture and placement of the bulb, within the set of full size site plan/lighting plan drawings. Revise the luminaire schedule to include the finish and color of all proposed light poles. Assuming they are full cutoff fixtures, the Board prefers the ELA Georgetown over the Belle Chase fixture. 7. Revise the sign drawing on Sheet A6 Elevations /Sections /Details to indicate that the brick and cast stone materials will match those approved for the building. Revise the luminaire schedule on Sheet C -4 Lighting Plan to indicate the ground mounted sign fixture FLD will be bronze in color. Revise the sign drawing to show a minimum 4" border between the edge of the lettering and the cast stone and provide an 8" framing of brick to the sides of the sign, or make entire sign above the brick water table cast stone and hold the lettering at its current configuration. 8. Provide a sample of the brick pavers for review. Revise the drawings to confirm that pavers will be dry set. 9. Coordinate roofing materials on elevations to show roofing will be copper or painted metal on the tower. Provide paint color sample of the dark green if painted metal is selected. 10. For a work session provide: rake details for the front entry gables and end gables; additional detail for the tower, front and side elevations, including brick detail around the arched window and circular louvered vents; window frame, sash and muntin details; along with any trim surrounds anticipated for all openings. Confirm window and trim colors. Revise proportions of cornice to reflect classical proportions. Coordinate the cornice details on Sheet A6. Please provide: 1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on each drawing and an ARB approval signature panel. 2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than those requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate review and approval. 3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure proper tracking and distribution. When staff's review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued.
