Subject: SUB 2008 — 00275 Alcorn /Corridon - Family Division.
The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the family division plat referred to above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise
specified.]
1. [14- 302(A)10] Right of further division of proposed lots. The right of further division of proposed lots is
shown on the plat, however based on my research I had trouble concluding that TMP 18 -10A has five
development rights. I am not saying the number of development rights is wrong. Please provide some detail
or evidence as to how you arrived at 5 development rights for TMP 18 -10A. Do you have a previously
signed plat that shows the number of development rights?
2. [14- 302(A)151 Please provide the names and addresses of each owner of record and holders of any
easements affecting the property. The address of the owners of record is missing from the plat.
3. [14- 302(B)8] Yards. The location of all yards required by this chapter and the zoning ordinance, which may
be shown graphically or described in a note on the plat. Please add a note with the required yards (setbacks)
on the plat. The setbacks for the two lots are 25' front, 25' sides and 35' rear.
4. [14- 302(B)8] Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways. What is the dimension of Allen Farm Lane? Is it a 30 foot prescriptive easement? Please add the
dimension of Allen Farm Lane on the plat. Additionally please show where Lot 1 achieves 150 feet of
frontage along Allen Farm Lane.
5. [14- 303.N] Statement pertaining to private streets. If the subdivision will contain one or more private
streets, the following statement: "The streets in this subdivision may not meet the standards for acceptance
into the secondary system of state highways and will not be maintained by the Virginia Department of
Transportation or the County of Albemarle."
6. [14 -211 and 14- 212(A)] Verification of Family division. Copy of affidavit, deed, letter from attorney
stating: grantee, grantor and their relationship; and certifying that this is a family division in accordance
with section 14 -208 and related provisions of the Albemarle County Code. Please provide one of the above
referenced documents as proof of family relations i.e. grantor and grantee (to whom the land is being
conveyed).
7. [14 -316] The subdivider shall submit, prior to or with the final plat, evidence satisfactory to the agent that
the entrance of the principal means of access for each lot onto any existing or proposed public street
complies with Virginia Department of Transportation standards. Please contact VDOT for approval
of where the private street [Allen Farm Lane] meets state route 666.
8. [14 -412] Plat note: "The existing and/or proposed right -of -way is of adequate width and horizontal and
vertical alignment to accommodate a travelway passable by ordinary passenger vehicles in all but temporary
extreme weather conditions, together with area adequate for maintenance of the travelway, as required by
section 14 -412 of the Albemarle County Code. Please add this note to the plat.
