Dear Mr. Lieberth:
I have reviewed your recent submittal for the above - referenced project consisting of:
Site Plan Sheets:
• Sheet 1/8: Cover Sheet /Survey, date 9 -2 -08
• Sheet 2/8: E & S Plan, latest revision date 11 -5 -08
• Sheet 3/8: Demolition Plan /Layout Plan, latest revision date 11 -5 -08
• Sheet 4/8: Site Improvements Plan, latest revision date 11 -5 -08
• Sheet 5/8: Grading Plan /Layout Plan, latest revision date 11 -5 -08
• Sheet 6/8: Planting Plan, latest revision date 11 -5 -08
• Sheet 7/8: Site Improvements Plan, latest revision date 10 -28 -08
• Sheet 8/8: Lighting Plan, date 9 -2 -08
Outstanding issues that will need to be further addressed are shown in italics after the original comment from
the Action Letter of October 24, 2008.
6. Revise the parking schedule on Sheet L -1 Cover Sheet to include the existing and proposed parking space
numbers in front (north) of the religious education building, in the northeast corner of the site. Revise all
applicable drawings to show proposed landscaping and stormwater runoff measures for the redesigned
parking area. Proposed landscaping should be adequate in type, spacing and quantity to sufficiently
mitigate views of the parking area from the EC. The landscape proposal should address the following
Entrance Corridor parking lot landscape guidelines.
• Trees, 21/2" in caliper at planting, should align the perimeter of the parking area, located 40'
on center.
• Shrubs, 24" in height at planting, should be provided as necessary to minimize the parking
area's impact on the Entrance Corridor.
Issue:
Three White Oak trees are currently shown along the perimeter of the redesigned parking area; however,
there is room for 1 additional tree adjacent to the west end of the parking area and another tree adjacent
to the east end of the parking area. These 2 trees should be spaced 40' from those already proposed. The
west end of the redesigned parking lot does not have any proposed shrubs in the current proposal. This
section of the parking lot is highly visible from the Corridor, as currently proposed, and should be
screened with additional shrubs, 24" in height at planting.
Recommendation:
Revise Sheet 6 Planting Plan by adding one additional tree, 2' /z" caliper atplanting, adjacent to the west
end and another one adjacent to the east end of the redesigned parking area. These 2 trees should be
spaced 40' from those already proposed. Revise the drawing to show additional shrubs, 24" in height at
planting, at the west end of the redesigned parking area. These shrubs should be adequate in type,
spacing and quantity to sufficiently mitigate views of the parking area from the EC.
8. Submit a revised plan showing the new location of the biofilter and proposed planting or landscaping in
that area to be approved by staff.
Issue:
Sheet 6 Planting Plan shows the location of the proposed biofilter, however, details, including the
proposed planting or landscaping of this facility, were not included with this submission.
Recommendation
Submit a revised plan showing the new location of the biof filter and proposed planting or landscaping in
that area to be approved by staff.
Please provide:
1. Two copies of revised drawings addressing the aforementioned comment.
2. A memo indicating specifically how the condition has been satisfied. If changes other than those
requested have been made, specifically identify those changes in the memo, also. "Clouding"
requested changes (information) will facilitate the review of your submittal. All requested information
is to be shown on the sheets in the site plan package - not
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions
to ensure proper tracking and distribution.
When staff s review of this information indicates that all conditions of approval have been met, a Certificate of
