Subject: SUB2008 -287 Fontana -Phase 4C- Section 1 - Preliminary
The County of Albemarle Division of Zoning and Current Development will grant or
recommend approval of the subdivision plat referred to above once the following comments
have been addressed: [Each comment is preceded by the applicable reference, which is to
the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise
specified.]
1. [Sec. 14- 302(A)4, Sec. 14- 302(A)5] Please provide the location and dimensions for all
private and public easements. Please provide deed book and page number for
existing easements.
2. [Sec. 14- 302(A)8] Please provide approximate dimensions for all proposed lots.
3. [Sec. 14- 302(A)11] Please provide information regarding the instrument creating
property proposed for subdivision.
4. [Sec. 14 -304] A critical slope waiver is required for portion of work proposed with
submitted subdivision plat.
5. [Sec. 14 -305] Please provide relevant required stormwater management information.
6. [ZMA2008 -18, Proffer 2] Prior to preliminary subdivision plat approval, the County
Engineer must approve the Final Grading Plan.
7. [ZMA2008 -18, Proffer 8] Please remove sheets with Erosion & Sediment Control
information. Such a submittal cannot be made prior to completion of all improvements
have been made to Fontana Sections 1, 2, 3, 4A, and 4B, and all bonds held by the
County in conjunction with subdivision, stormwater management, and erosion control
for prior phases have been released by the County.
