(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Sec. 14- 302A4,5,14] COMMENT: These sections of the ordinance deal with public and private easements. The plat must call out to whom the proposed easement is to be dedicated (indicate if it is to be public). Deeds for easements that are to be dedicated to the public must be reviewed and approved by the County Attorney prior to final plat approval. The portion of this application that applies to the easements cannot be approved until the deeds are approved. 2. [Sec. 14- 302A9] Building sites on proposed lots. COMMENT: Each proposed lot must contain a building site per the requirements of the ordinance. Please provide the information and note as required by this section. 3. [Sec. 14- 302B7] Reservoir watershed. COMMENTS: Provide which reservoir watershed districts apply to this property. 4. [Sec. 14 -302B 10] Stream buffers note. COMMENTS: Stream buffers do not apply to this property; please remove the note from Sheet 1. 5. [Sec.14- 306,316] Private streets information. COMMENTS: VDOT approval is required for the proposed private street. 6. [Sec. 14 -303L, 412, 413] COMMENT: If requested by VDOT, provide required easements and dedications. Also, please remove the note provided, as that note applies only to streets serving 2 lots. 7. [Sec. 14 -303Q] Public water supply and sewer system. COMMENT: Please provide note as required by this section. 8. [Sec. 14 -303S] Control points. COMMENT: Provide control points as required by this section. 9. [Sec. 14 -317] Instrument evidencing maintenance of certain improvements. COMMENT: A private street maintenance agreement must be reviewed and approved by the County Attorney's office prior to final plat approval. Please submit an agreement to me to begin this process. [Sec. 14- 434] Completion of on -site improvements required prior to plat approval. COMMENT: As the Current Development Engineer will detail in her comments, the County will require the proposed private street to be built or bonded prior to final plat approval.
