The plans may be approved after the following items have been adequately addressed: A. General Review Comments: 1. This single - family development should be submitted as a subdivision plan instead of a site plan. Recommendation for clarification incase a plat will be submitted for review and approval. REV 1: Comment has been noted. 2. VDOT approval required prior to final approval. REV 1: VDOT review is taking place. 3. ACSA approval required prior to final approval. REV 1: ACSA review is taking place. B. Final Site Plan Comments: 4. Drainage computations show several storm spreads over 10' and will need to be reduced to below 10' of spread. REV 1: Comment has been addressed. 5. REV 1: Dimensions on Street Section details on Sheet R -3 do not match plans. Sidewalk and parking space widths do not correspond. Please revise the street section details. 6. REV 1: Please remove the ENGINEERING REVIEW COMPLIANCE CERTIFICATION from the cover sheet. Engineering Review Comments Page 2 of 2 7. REV 1: Proposed grading is difficult to see on Sheet S -3 Grading Plan. It does not appear that the proposed alley grades are tied in to existing contours. The proposed trail contours are incorrectly tied to existing. C. Erosion & Sediment Control Plan Comments: 8. Please include design and calculations for all erosion and sediment control structures. The two basins in the rear of the property must be constructed with this project for the stormwater system to work. REV l: Details and calculations for Sediment Basins I and 2 are on Sheets ESC -4 and 5, but this information has not been provided for Sediment Basins 3 and 4. 9. REV 1: Will the "drainage ditch" installed in Step 5 of the Sequence of Construction be removed prior to Phase II of the Plan? Phase II involves the installation of the 42" storm sewer pipe. The fill required to install sections 60 and 62 of this pipe will "dam up" the natural channel that this drainage ditch releases to, cutting off its flow to Sediment Basin 3. D. Stormwater Management Plan Comments: 10. Please show Stormwater management easements encompassing all structures, access easements and 100 -year high water mark/level REV 1: Comment has been addressed. 11. County will provide the pro rata share cost for water quality control for Licking Hole Drainage Basin prior to final approval. [17 -316] REV l: In order for staff to determine this fee, please submit the area (in acres) of the Project Limits as shown on Sheet E -l. Once these comments have been addressed, please submit 2 copies of the revised plans, calculations, and narratives to Current Development Engineering.
