The Zoning & Current Development Division of the Albemarle County Department of Community
Development will approve the plat referenced above when the following items have been satisfactorily
addressed. The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable
reference to the Albemarle County Code.]
1. [Sec. 14- 302A21 Vicinity map COMMENT: Per the ordinance, provide vicinity map at a scale of
1:2000.
2. [Sec. 14- 302A61 Right of further division COMMENT: Provide development rights and required
notes, per this section.
3. [Sec. 14- 3021351 Zoning classification COMMENT: Provide zoning.
4. [Sec. 14- 302137] Reservoir watershed, agricultural forestral district COMMENT: Provide
information and required notes. This property is in the Lower Mechums River water supply district
and is not in an agricultural forestral district.
5. [Sec. 14- 302B9] Flood plain COMMENT: While it may not be in the "AE" district, provide which
district does apply.
6. [Sec.14- 3021310] Stream buffers note COMMENT: Our GIS indicates the Water Protection
Ordinance applies to this property and the presence of required buffers. If applicable, provide water
protection ordinance buffers on the plat and provide required notes, per this section.
7. [Sec. 14 -400] Minimum lot requirements
COMMENT: Please verify on the plat that with the reduction of frontage, Lot 3 retains adequate
frontage to comply with zoning requirements. This may be done with a note or labeling on the plat.
COMMENT: Please identify that nature of the "frame building" on Lot3, ie: accessory use or
dwelling. We must be able to determine if the required setbacks can be applied if the boundary line
changes.
