Please submit two copies of the Stormwater Management Plans, which will be approved once the below mentioned easement is in place. B. Final Site Plans (SDP200800101) 1. Easements or letters of intent are required for off -site work. It appears that temporary grading and construction easements will be necessary from TMP's 61M- 12 -IAI and 61M- 14 -lA. Please submit easement documents for all new easements. (Rev. 2) Letter of intent for construction, landscape, and access easements on TMP 61M -12- ]A1 has been found in the ZMAfle. A drainage easement is necessary on TMP 45 -26, please submit plat and deeds of easement. 2. Dumpster pads are required to be 10'x10' with 8' in front for wheel bearing, please revise the proposed dumpster pad near building B to provide 8' of concrete in front of both dumpsters. (Rev. 1) Comment has been addressed 3. Traffic control and street name signs are required at the intersection of Nichols Court with Rio Road and the intersection of Nichols Court with Nichols Circle. (Rev. 1) Signage has been added. 4. Does more area of Rio Road than is shown in DA to SD -D4 -1 drain into the entrance road? It is difficult to discern what is happening with run -off in this area. Spot elevations along the eastern entrance curb to the parking lot of building B may clarify the situation. (Rev. 1) Spot elevations have been added to plan. Storm sewer structures J1 and EX3 are listed in the calculations, but do not show up on the plan sheets. (Rev. 1) Storm sewer calculations have been revised. 6. A grate inlet may need to be installed in the corner of the property east of Building B and near Rio Albemarle County Community Development Engineering Review Comments Page 2 of 2 Road in order to catch yard drainage. The proposed grading may be creating a swale situation. (Rev. 1) Grading does not create a low spot, no inlet required. C. Road Plans (SDP200800066) 7. A road bond amount will be computed by the County once the plans have been approved. (Rev. 2) For road bond amount, please submit a Road Bond Request along with Schedule of Completion to Current Development Engineering. D. Stormwater Management Plan (WP0200800066) 8. Please provide vehicular access to the proposed bio- filters. (Rev. 1) Comment has been addressed 9. Adequate information will need to be provided on the existing pipe systems outletting from SD- EX1 and SD -EX2 in order to satisfy the requirements of MS -19. (Rev. 2) Outfall no longer ties to SD -EX 1 and SD -EX2. A new pipe system is being proposed to carry flow through the Heritage Hall property to an existing rip -rap channel and drop inlet with concrete apron. This inlet into a 36" pipe is part of the Four Seasons storm sewer system and ties to an existing pond. Design calculations for this system can be found in the County's engineering file for SDP -86 -28 Heritage Hall XV Nursing Home. 10. Please provide manufacturer's approval information from ConTECH for the proposed StormfilterNortex. (Rev. 2) Comment has been addressed 11. A SWM bond amount will be computed by the County once the plans have been approved. The Stormwater Management bond amount is $290,600. The forms and instructions to post the Water Protection Ordinance Bond can be found on the Community Development Department Web site on www.albemarle.ore.
